Who You Are:
As the Development Planner, Civil and Site Planning, you will engage with a diverse team of development professionals to plan, design, and ultimately obtain approvals for residential communities, commercial, and mixed-use developments across the portfolio. You will be responsible for leading the project design and modeling for all aspects of site development, including partnering with architects and engineers to create site planning and landscape architecture to ensure strategic planning and layout of the technical and civil engineering design.

- Provide technical expertise in landscape planning and work within a team of planners, designers, landscape architects, and engineers to complete complex site development, master planning, and strategic land planning projects.
- Partner closely with Development Market Leaders on site evaluations, ensuring submittal packages are prepared with accuracy and detail while taking accountability for meeting submittal deadlines.
- Assist with the feasibility of development projects by aiding in the land assessment process to ensure it supports the overall planned development project, including front end feasibility documents, due diligence reports and zoning studies, project development, stormwater modeling and design, cost estimates, and detailed design plans.
- Direct the design of the infrastructure, including streets, utilities, waste management, drainage, and other systems by coordinating with architects and engineers to ensure infrastructure plans meet zoning and project requirements.
- Review engineering estimates and work directly with engineers and municipalities in the design and processing of civil plans.
- Play a critical role in the planning and design of quality communities that attract targeted end users, residents, and investment capital.
- Collaborate closely with development and construction in addition to various departments within the organization to ensure the project meets spec guidelines, target deadlines and budget expectations.
- Supervise/coordinate with outside consultants and contractors including civil engineering, landscape architecture, dry utilities, and soil engineering, in preparation of required construction applications.
- Prepare site development plans for land development projects including site and paving plans, grading plans, erosion control plans, water main plans, storm sewer plans, and sanitary sewer plans.
- Keep up to date on changes in zoning regulations, land use policies, and environmental requirements to ensure project compliance.

What You’ll Bring:
- Extensive experience in managing land development of new communities including the ability to design and oversee site layout, grading, drainage, erosion, and sediment control, from start to end.
- Being comfortable working in a fast-paced environment, keeping multiple projects moving forward at the same time, with the ability to change directions quickly and efficiently as the market and other factors dictate.

- Familiarity with Soil Reports, ALTA surveys, Plats, Construction Documents, Development Plans, and Dry Utility Designs.
- Strong understanding of government approval processes necessary to obtain preliminary approvals and construction permits required for residential infrastructure construction.
- The ability to develop relationships and communicate with participants at all levels of the development project, both inside and outside the firm. Excellent verbal and written skills, and proven negotiation skills.
- Work requires a demonstrated ability to negotiate and execute all types of land development-related permits, plan approvals, and construction agreements.
- Work requires good people skills, business instincts, and strong situational awareness.
- Proven track record of successfully leading and delivering large-scale development projects from inception through completion.
- Extensive experience in land design and planning with a deep understanding of industry best practices and trends.
- Understand the financial and non-financial performance drivers.

- Proficient problem solver with a results-driven mindset.
- Teamwork approachability to work effectively with other Lifestyle companies (especially Development, Construction, Home and Hospitality business units)
- Proficiency in AutoCAD Civil 3D, stormwater meddling software, and advanced skills in Microsoft Office Suite.
Direct Reports and Reporting Relationship:
Potential for future direct reports in the Development, Design & Planning department, in addition to the ability to achieve results by working with others within the organization, regardless of the reporting relationship, is a critical success factor.
Minimum Qualifications:
- Bachelor’s degree in a real estate-related field such as Civil Engineering, Architecture, Urban Planning, or a related field or a combination of education and/or experience.
- Professional Engineering (PE) license preferred.
- Minimum of five (5) years of professional, hands-on real estate experience managing large scale projects with exposure to land planning, civil engineering, and land design, and residential product development preferably with a focus on multifamily, retail, and/or mixed-use.
