**Position Overview:**
Reporting directly to the General Manager (GM), the Property Manager is responsible for overseeing all aspects of managing commercial buildings within our portfolio. This role requires exceptional operational management, financial acumen, and a strong focus on tenant and client relationships.
**Key Responsibilities:**
- Manage day-to-day operations of assigned properties, ensuring optimal functionality and tenant satisfaction.
- Develop and execute resource plans to deliver projects on time and within budgetary constraints.
- Respond to after-hours emergency calls promptly and effectively to address building service needs.
- Mentor and supervise junior property staff, guiding them in tenant communication and general property operations.
- Maintain organized electronic and physical lease files and uphold a thorough understanding of lease agreements.
- Review and approve invoices, allocating expenses accurately to appropriate cost centers.
- Prepare comprehensive financial reports on a monthly, quarterly, and annual basis in adherence to management agreements.
- Conduct G/L account analysis and reconciliations to align financial activities with annual operating budgets.
- Lead the preparation and presentation of annual operating budgets, monthly financial packages, CAM reconciliations, and forecasts.
- Manage delinquency reports, oversee collections efforts, and apply late charges as necessary.
- Ensure Certificates of Insurance for tenants and vendors are current and manage relationships with insurance vendors.
- Supervise building alterations, maintenance, and upkeep as outlined in operational budgets and lease agreements.
- Act as primary liaison for service contractors and vendors, overseeing competitive bidding and standard service agreements.
- Direct engineering and maintenance teams, assigning duties and obtaining bids from external contractors as required.
- Conduct routine building inspections to assess vendor compliance and identify maintenance needs.
- Administer annual property audits to ensure compliance with operational standards.
- Manage tenant improvements and building projects independently with minimal supervision.
- Develop and maintain emergency and evacuation programs, including annual fire drills, and provide tenant training.
- Participate in leasing tours to facilitate positive tenant relationships from the outset.
- Represent UPC and clients in a professional manner during all interactions.
- Provide constructive suggestions for process and procedure improvements.
**Qualifications:**
- Bachelor’s degree in Business Administration, Real Estate Management, or related field preferred.
- Minimum of 5 years’ experience in commercial property management.
- Strong understanding of lease agreements, financial operations, and building maintenance.
- Excellent leadership and communication skills.
- Proficiency in property management software (e.g., Yardi, MRI) and MS Office Suite.
- Ability to prioritize tasks, manage time effectively, and work independently.
- Relevant certifications (e.g., Certified Property Manager (CPM)) a plus.
**Salary Range:**
Approximately $90,000 to $110,000 per year.

Within the range, individual pay is determined by factors, including job-related skills, experience, and relevant education or training.
