Position Job Title: Purchasing Agent

Specific Job Duties
Information Management:
-
Participate in bidding, negotiating and awarding contracts for all on-site/off-site production and home options and establish accurate scopes of work.

Generate letters of intent and letters of regret.
-
Generate and maintain Trade Partner lists, addresses, email, and other contact info.
-
Oversee the building of a balanced vendor base for all functions.
-
Ensure the hiring of all trade contractors and suppliers is in accordance with established guidelines.
-
Negotiate prices with trade contractors and suppliers.
-
Monitor and maintain all trade contractor and supplier contracts and pricing and ensure they are locked in for the designated period.
-
Oversee the establishment of preferred national account programs where appropriate.
-
Ensure the accurate and timely issuance of all start work orders and change orders.
-
Oversee the production and distribution of any additional start work orders for late changes to vendors and trade contractors.
-
Issue model upgrade purchase orders and change orders.
-
Maintain model upgrade specification spreadsheet as needed.
-
Create and update log for budget changes on all activities for all projects.
-
Provide effective communication with Site Managers and Trade Partners.
-
Project set up in New Star (Build lot, address, elevation, and plan type).
-
Add and maintain new subcontracts in system.
-
Maintain all rebate programs at the local and national levels.

Assist with option purchasing duties.
- Comprehensive lot review of base and option costs prior to COE for final reconciliation.

Set up construction and option cut-off schedules.
-
File required documents as necessary.

Develop and provide management reports as required.

Monitor job costs monthly through review of Job Cost Reports.
General Administrative Duties:

As required, establish prices for all standard and custom homeowner option requests to ensure targeted profit margins are consistently maintained.

Research and analyze all potential new products or construction procedures to improve quality of products and processes being used.

Make recommendations and assist in the selection of all standard specifications.

Oversee the effective operation of the in-house or out-of-house design selection center.
-
Provide support to the accounts payable team members when questions or concerns arise regarding conflicting invoice and start work order amounts.
-
Compose and type routine correspondence, including letters, contracts, addendums, purchase orders and change orders.
-
Answer and screen incoming telephone calls, assist callers whenever possible by providing appropriate information and taking messages as necessary.

Provide leadership to team members by modeling the company values, vision, and operating principles.
Position Qualifications
Education

Bachelor’s degree preferred
Experience
-
Minimum of 2+ years onsite and offsite purchasing experience in residential construction as well as knowledge of basic field construction methods and processes.

Newstar experience preferred.

Base Salary: The expected base salary range for this position is between $72,000 to $82,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.
