Job Title: Purchasing Manager

General Summary: Recruit and maintain quality and labor trades, ensuring we have the most efficient and affordable labor available for Manuel Builders and our homeowners. Work closely with other Purchasing Manager to identify and address material or labor quality issues, as well as to effectively allocate work to trade and vendor partners. Control and reduce costs. Manage labor trade accountability, relationships and training. Oversee facilitation and review of Avid Trade/Vendor surveys.
KPIs (Key Performance Indicators):
1. Labor Efficiency: Measure the efficiency of labor utilization in the purchasing process, ensuring optimal productivity.
2. Trade Staffing: Use reporting tools such as Power BI and BMT to monitor resourcing levels in all markets to determine the need for additional resources. Recruit and onboard new trades prior to resourcing constraints causing issues or delays.
3. Trade Relationship Building: Evaluate the development and maintenance of relationships with trades, fostering collaboration and reliability.
4. Trade Accountability and Training: Monitor and document trade performance, and schedule on-site training and coaching of trades to increase overall quality of all projects.
5. Cost-Effective Labor Sourcing: Monitor strategies to secure skilled labor at competitive rates, ensuring cost-effectiveness without compromising quality.
6. Trade and Vendor Allocation – Ensure an appropriate level of work and material allocation across each market for trades and vendors and continually monitor performance of each to modify appropriately.
Labor Trades
- Recruit and maintain a high quality and high integrity trade base at competitive market rates.
- Monitor staffing levels of all markets and determine a healthy level and balance of trade staffing to ensure schedules are adhered to while making sure trades maintain a healthy and profitable workload.
- Create and maintain a trade discipline, improvement, and offboarding process that communicates to and flows through all necessary departments.
- Establish and maintain a trade performance evaluation system, providing clear summary reports of the results to all company leadership on a quarterly basis.
- Creation and editing of Scopes of Work, Production Checklists, and Field Guides used by production team and trades.
- Use Quality Control data, Warranty data, Trade Survey results, and Construction Manager and Superintendent feedback to drive the scheduling and facilitation of trade meetings, both on site and in office to address and coach trades through performance issues.
- Act as a liaison between our trades and MB to resolve conflict in accordance with company values.
Vendors
- Rebid vendors as needed.
- Work cross-departmentally to ensure our product offerings are sound and meet the needs of our customers and market.
- Work with sales teams to ensure new products are introduced with excellence through the entire pipeline (i.e. clear definition of product offerings, pricing to estimating and purchase order teams, specs and plan information to design, communication to superintendents, etc.)
- When appropriate, schedule meetings with vendors (on site or in office) to discuss and resolve issues, conflicts, shortages, etc. and present/execute on solutions that ensure all material needs for our homes are met in a timely manner.
- Act as a liaison between our vendors and MB to resolve conflict.
Trade and Vendor Allocation
- Communicate continually with other managers and departments to understand real-time trade and vendor performance and modify allocation accordingly.
- Use reporting tools to understand flow of labor in jobs in production to predict and identify schedule constraints and reallocate labor to alleviate constraints when needed.
- When appropriate, communicate repeat issues with trade partners to construction managers, purchasing manager and purchasing administrator so that meetings can be set to address.
Meetings
- Participation in the following meetings:
o Field Operations, Purchasing Team Meeting, Monthly Purchasing, Rotating Trade and Vendor Meetings as needed, Weekly Variance Review, Divisional Production Meetings, Production Team Trainings, Building Code Review and Changes per municipality
Basic Qualifications
- Bachelor’s Degree
- 5-7 years construction or residential building experience, preferably new home construction

Work environment and schedule:
- Normal business hours: Monday - Thursday (7 am – 5 pm); Friday (7 am – 12 pm)
- Periodic night and weekend work may be necessary.
- Travel required-Serves all markets in the Company.
