The Project Manager’s primary function is to provide operational execution and expertise to their assigned projects from inception through warranty and maintain excellent client relationships.
The Project Manager is responsible for communicating with the project team and the client daily to create and deliver exceptional customer service. The Project Manager will also help in directing and communicating the activities of all the assigned job team members. Site visits and scheduled client meetings will require attendance of Project Manager. Project manager will also communicate often with assigned insurance adjuster for each project.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Direct the project teams, ensuring and delivering appropriate project expectations.
- Financial Management including monitoring project scope and budget; including but not limited to; maintaining project profitability, sourcing, reviewing and submitting work orders and purchase orders, reviewing and approving or rejecting subcontractor billings.
- Produce project billings accurately and timely.
- Timely identify, document and submit change orders, work with project team to ensure all change orders are timely submitted and approved by clients before any work is performed.
- Solicit, onboard, and maintain subcontractor relationships.
- Monitor subcontractors and vendor costs to ensure proper performance of scope and price.
- Responsible for ensuring that assigned projects maintain the proper level of staffing and equipment, i.e., frequently visit during restoration activities and as necessary during construction activities.
- Prepare pre-construction kick-off meeting.
- As first line of response, the PM must respond in a timely manner to all losses or projects.
FINANCIAL RESPONSIBILITY
- Prepares initial budget set up, applications for payment, A/R collections and subcontractor and supplier payments.
- Responsible for overall financial performance on the project.
TEAM AND INTERNAL COMMUNICATIONS
- Reinforce team approach throughout practice both on client projects and internal initiatives.
- Act as a liaison between departments to share information and ensure client needs are addressed.
- Work collaboratively with the project teams to ensure client retention by driving/demanding superior client service throughout the organization.
- Communicate project or site staffing issues with immediate supervisor in a timely manner
- Must always be available and reachable on short notice and during all designated work hours to include being on call in order to respond to emergency losses (24/7).
- Maintain a high level of integrity, business ethics, and sound judgment in order to perform Project Manager duties.
BUSINESS DEVELOPMENT DUTIES AND RESPONSIBILITIES
- The Project Manager must develop and maintain relationships with client decision makers.
- Develop and maintain relationships with client project managers, professionals, and other potential business sources.
- Effectively and efficiently contribute to the quality of the clients’ experience.
- The Project Manager must be tech savvy and capable of learning proprietary software to be demonstrated to clients.
- The Project Manager must maintain project file integrity to ensure client access is up to standards.
- Effectively utilize CRM system on to maintain client contacts and opportunities.
- Everybody sells mentality. Remaining vigilant of potential mitigation, construction and roofing opportunities.
- Monitor and report weather events in your areas that create repair/restoration opportunities.
- Perform other related duties and assignments as required.
What you’ll need…
- Qualifications Experience as an Estimator in general construction field. Strong experience utilizing Xactimate.
- Extensive knowledge of established construction and maintenance practices, procedures and techniques as well as applicable local, state and federal building codes and legislation. Strong communication skills; thorough and attentive to details. Able to prioritize and multi-task, proactive and deadline oriented and interpersonal skills. Must possess strong negotiation skills. Time management, multitasking, and interpersonal skills. Ability to closely collaborate with other project teams and stakeholders. Ability to read and interpret documents such as work orders, safety rules, operating and maintenance instructions, and procedure manuals. Must be available and reachable on short notice and during all designated work hours, including being on call to respond to emergency losses 24/7/365. Computer skills including internet, e-mail, (MS Outlook) MS Excel, and MS Word. Experience in Xactimate, Dash
- Strong knoledge and experience with TPA's
