The primary purpose of your job position is to maintain the facility, equipment, and grounds in a safe and efficient manner in accordance with current applicable federal, state, and local standards, guidelines and regulations and our established policies and procedures.
Key Elements of your Job:
- Ensure that maintenance schedules are followed as outlined.
- Coordinate daily maintenance services to perform routine assignments in resident living areas.
- Attend departmental and staff meetings as directed or called.
- Perform specific tasks in accordance with daily work assignments.
- Enforce and follow established fire safety policies and procedures.
- Follow all established safety procedures and precautions when performing maintenance services.
- Maintain general plant and facility in good repair, ensuring a safe, clean and orderly environment.
- Keep your work areas free of hazardous conditions.
- Dispose of refuse daily in accordance with our established sanitation procedures.
- Follow established policies governing the use/disposal of personal protective equipment and disposal of infectious waste.

Plan, develop, organize the Maintenance Department, its programs and activities. Develop and maintain written maintenance policies and procedures. Develop and maintain written job descriptions for each level of maintenance personnel in accordance with pertinent laws and regulations. Assist staff in development and use of departmental policies, procedures, equipment, supplies, etc.
Equipment and Supply Functions
- Ensure maintenance supplies have been replenished in work areas as necessary.
- Ensure that the facility and its equipment are properly maintained for resident comfort and convenience.
- Report equipment malfunctions or breakdowns to your supervisor as soon as possible.
- Receive and follow maintenance schedule/instructions from your supervisor.
- Perform routine maintenance on grounds, parking areas, driveways, etc., by cutting, trimming, policing, sweeping, etc., as necessary/directed.
- Perform routine maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed, in accordance with established procedures.
- Clean windows and screens as directed.
- Replace burned out light bulbs, to include exit lights, overhead lights, fluorescent lights, room call lights, etc., and perform cleaning duties wherever necessary.
- Service heating and cooling units/systems, as specified by the manufacturer, and in compliance with established policies and procedures.
- Perform unscheduled maintenance tasks as directed.
