Menorah Housing Foundation is looking for a Maintenance Technician to join our team! MHF is a stable non-profit that has provided affordable housing to people over the age of 62 since 1971. Our staff works together to offer high quality, affordable apartments for very low-income seniors in Los Angeles. We prioritize creating safe, inclusive, and communicative environments for our staff and residents.
Schedule: Full time, Monday through Friday 8:00 a.m. to 4:30 p.m. with a one-half hour unpaid lunch. This position is fully on-site with no remote capabilities.
Job Summary: Maintenance Technician performs a variety of duties at designated properties. This includes but is not limited to overseeing work done by vendors, and performing building trades such as painting, carpentry, minor plumbing, minor electrical and vacancy rehabs in a scheduled and timely fashion. *This position requires travel to different properties within the Long Beach and Los Angeles area.*
Responsibilities include the following but are not limited to:
- Diagnosing and performing routine maintenance repairs and replacements on the following:

Plumbing: kitchen and bath drain lines, garbage disposals, shower valves, shower hardware, faucets, angle stops, toilets/toilet clogs, toilet tanks, irrigation, drain clearing with drain snake

Electrical: outlets/switches/GFCI, light bulbs, ballasts, lighting fixtures, ceiling fans, breakers, timer adjusting, range hoods, bathroom exhaust/heaters, smoke alarms

Hardware: door locks, doors, door closures, cabinet doors/drawer fronts and boxes

HVAC: Air conditioner filter, coil cleaning, thermostat

Appliances: stove, refrigerator, dishwasher

Painting: Minor drywall, painting touchups
- Using Yardi software to review all work orders for property, pick up and complete work orders, gather resident signatures, create/receive purchase orders.
- Collaborating with onsite manager to schedule work orders and notify residents in advance of repairs being made.
- Daily inspection of interior and exterior of property ensuring property cleanliness and safety.
- Managing turning of vacancies.
- Ensuring proper completion of vendor work.
- Promoting positive relationships and strong communication with residents, staff and vendors.

Routinely lift up to fifty (50) pounds, constantly stoop and bend, work with hands and arms raised above the head, grasp materials and equipment with both hands, and climb ladders and stairs.
