THE ROLE
The Senior Property Accountant works directly with the Accounting Manager and will be responsible for providing accounting support to multiple internal departments and external partners. Specific to this role, the Senior Property Accountant will perform the following duties, with others as assigned.
- Apply generally accepted accounting principles and tax basis (modified accrual basis) of accounting principles within the required reporting time frames set by investors and lenders for a portfolio of three to five real estate structures.

Preparation of timely and accurate month end balance sheet, income statement and cash flow statement that reconcile and balance with the general ledger detail.
- Ensuring accurate and timely recording of monthly transactions through the preparation and recording of journal entries.

Perform monthly account reconciliations for all the balance sheet accounts.
- Prepare bank reconciliations for multiple checking accounts and reconcile said accounts to the general ledger.
- Timely processing of debt service, real estate tax, insurance, and other payments.

Assist with weekly check run by ensuring cash is updated daily.

Review and interpret lease agreements for proper recording of charges for rents, concessions, CAM charges, etc. and accounting for TI dollar allocations.

Understand how to straight-line rent is calculated and maintain schedules for booking monthly.

Analyze P&L impacts related to fixed asset schedules while producing fixed asset records for new additions and calculating/tracking accumulated depreciation.
- Transfer of construction in progress to fixed assets.

Maintain joint venture partners’ capital/equity accounts. Understand the structure and accounting impact of joint ventures.
- Compare monthly actual results to budget and prepare variance analysis explaining material differences.

Accounting for property sales and review of related settlement statements.

Transition properties under development into operations including onboarding of Third-Party Managers.

Provides accounting support for mergers and acquisitions by reviewing financial information; converting data to general ledger system; obtaining supplementary information for preparing financial statements.

Work with Asset Management, Property Management, and Accounting in the annual budgeting process and monthly budget reforecast including items related to capital planning and distribution scheduling.

Prepare ad-hoc reports and/or analysis as requested by the Corporate team and other departments especially as it relates to cash timings for distributions and board presentation data.

Assist asset managers with the financial reporting process and serve as a day-to-day point of contact for lenders, investors, and other internal and external stakeholders.

Assist asset management with financial analysis including cash flow forecasting, refinancing, and partner buyouts.

Assist Auditors and Tax preparers with annual audit and tax preparation for operating entities, including fulfillment of requested PBC lists, answering questions, and providing information, as necessary.

Prepares interim and annual audit documents by gathering and analyzing information from the general ledger system and from departments.

Perform other accounting, financial, or administrative tasks as may be required from time to time on short notice.
Additional duties and responsibilities may be added or removed at the discretion of management.

Specific requirements the successful candidate will have include:

A bachelor’s degree or advanced degree in Accounting or Finance is preferred

A minimum of 2+ years of accounting experience with an understanding of real estate property accounting required
- CPA preferred but not required; relevant experience may substitute for the certification.

Working knowledge of Yardi preferred

Strong computer skills, including intermediate use of Excel, Word, Outlook, and Teams.
