Director of Maintenance - Property Management
The Director of Maintenance is responsible for overseeing and managing all aspects of maintenance operations for DM Companies portfolio of apartment and retail properties. This role involves ensuring the upkeep, safety, and functionality of the properties, managing a team of maintenance staff, and implementing preventive maintenance programs. The Director of Maintenance works closely with property managers to ensure tenant satisfaction and compliance with all applicable regulations. The Director of Maintenance reports to the Director of Operations.
Major responsibilities include, but not limited to:
Maintenance Management:
· Oversee the maintenance operations of DM Companies portfolio of apartment and retail properties.
· Develop and implement preventive maintenance programs.
· Ensure timely and efficient completion of maintenance requests and work orders.
· Manage and coordinate property improvement projects.
· Manage and coordinate emergency maintenance and repair activities.
Team Leadership:
· Hire, train, and supervise maintenance staff, including technicians and contractors.
· Conduct regular performance evaluations and provide ongoing training and development.
· Foster a positive and productive work environment.
Budgeting and Financial Management:
· Develop and manage the maintenance department budget.
· Monitor expenses and ensure cost-effective use of resources.
· Approve and oversee the procurement of maintenance supplies and equipment.
Compliance and Safety:
· Ensure compliance with all local, state, and federal regulations related to property maintenance.
· Implement and enforce safety protocols and procedures.
· Conduct regular safety inspections and address any issues promptly.
Vendor Management:
· Establish and maintain relationships with vendors and contractors.
· Negotiate contracts and agreements for maintenance services and supplies.
· Monitor vendor performance and ensure quality of work.
Property Inspections:
· Conduct regular property inspections to assess maintenance needs and identify areas for improvement.
· Ensure that properties are well-maintained, clean, and visually appealing.
· Address any maintenance issues that may impact tenant satisfaction or property value.
Tenant Relations:
· Respond to tenant maintenance concerns and ensure prompt resolution.
· Communicate effectively with tenants regarding maintenance schedules and procedures.
· Promote a positive living environment for tenants.
Reporting and Documentation:
· Maintain accurate records of maintenance activities, work orders, and inspections.
· Prepare and present regular maintenance reports to Leadership Team.
· Ensure proper documentation of all maintenance procedures and compliance activities.
Qualifications:
· Bachelor's degree in facilities management, engineering, or a related field preferred.
· Minimum of 5 years of experience in property maintenance, with at least 2 years in a supervisory role.
· Strong knowledge of building systems, including HVAC, plumbing, electrical, and structural.
· Excellent leadership and team management skills.
· Strong organizational and problem-solving abilities.
· Proficient in using maintenance management software and other relevant technology.
· Excellent communication and interpersonal skills.
· EPA universal license for HVAC preferred.
· Basic experience with painting and drywall repair.
· Pool Certifications preferred.
· Knowledge of Fair Housing regulations.
· Cell Phone for communication with Team Members.
· Valid driver’s license and insurance required, reliable vehicle.
· Ability to work flexible hours, including evenings and weekends, as needed. Often over 40HRs a week.
Physical Requirements:
· Ability to lift and carry up to 50 pounds on a regular basis; on occasion will lift to 100 pounds.
· Ability to bend, stretch, stoop, lift, reach, stand, walk, and climb stairs for extended periods.
· Ability to work in various environmental conditions, including inclement weather.
Work Environment:
· The role involves working on-site at various rental properties.
· The position will require travel between properties.
· The work environment may involve exposure to hazardous materials and equipment.

Pay: $85,000.00 - $95,000.00 per year
