We are looking for an experienced Construction Project Manager to plan and supervise a wide range of construction projects from start to finish. D & D’s project manager is responsible for the day-to-day management of all assigned construction projects. You will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. An excellent Construction Project Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.
Responsibilities
- Familiarize themselves and understand the plans, specifications, project deadlines and all aspects of the project.
- Notify Subcontractors and Vendors of awarded projects: Ensure Quotes and Estimates match and contracts are executed prior to the project startup
- Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
- Create, update and present project schedules to Customer, Project Director and Owner; provide weekly updates
- Manage Project Start up; Obtain permits and licenses from appropriate authorities, process submittals
- Coordinate and arrange all preconstructions meetings
- Ensure all Utility Locates have been established prior to construction start
- Review and approve/reject all subcontractor pay applications
- Review and approve/reject vendor invoices
- Monitor all Project costs with QB reporting: Property record and maintain all project Costs vs Estimates. Project P & L, Project Estimates vs Actual
- Respond to all delay’s and project emergencies
- Create and maintain Change Orders for Owners and Subcontractors: Track change orders and all extra’s on project via signed change order form and budget updates
- Handle Project closeout: Punch list, to include warranty bond if required.
- Supervise subcontractors, ensure they are meeting required schedules. Hold accountable for delays, safety and product quality
- Facilitate all phases of construction with departments
- Maintain accurate and up-to-date documentation
- Build Rapport with project stakeholders and instill confidence in your PM abilities
Requirements
- Knowledge of all industry standards, guidelines, laws, requirements set forth and governed by any and all municipalities
- Ability to work with a diverse group of people and customers
- Thorough understanding of construction codes and OSHA safety requirements.
- Working knowledge of all sub trades
- Ability to read and understand blueprints/drawings and relevant contract documents.
- Ability to establish and maintain effective professional working relationships with employees, managers, subcontractors, suppliers, and clients
- Ability to work independently in a fast-paced environment
- Excellent time management, multi-task prioritization and organizational skills
- Proactive, with excellent analytical and problem-solving skills; ability to resolve project issues or conflicts Proficiency in use of a personal computer and software programs such as MS Excel, Word, Outlook, Estimating, Project Management, Cost Management, and Scheduling software

Pay: $80,000.00 - $90,000.00 per year
