Position Summary
SPS is seeking a Maintenance Supervisor to join its fast-growing team. The Maintenance Supervisor is responsible for maintaining the community, ensuring resident satisfaction and maintaining community curb appeal. They will achieve this through a focus of service and interaction with residents and prospects. All Maintenance Supervisors are required to follow the expectations and responsibilities of their role and lead the way through high performance and superior customer service. The Maintenance Supervisor is a leadership role that is directly responsible for the success of the technicians working under them. This is achieved by investing into the training and development of their team and holding them accountable in a way that promotes consistent high-quality service. They will achieve this through a focus on completing work in a timely, effective, and efficient manner, with quality craftsmanship, while managing positive relationships with residents, vendors, and subcontractors.
Key Responsibilities
Leadership & Team Management
Represent and promote the Core Values of SPS.
Lead with a focus on customer service and developing resident relationships.
Model a high-quality standard for performance, personal appearance and craftsmanship.
Hire, train and hold maintenance technicians accountable for their actions and responsibilities.
Must maintain high standards when managing technician performance and training.
Enforce all rules and regulations for the Community.
Self-starter, capable of prioritizing and managing multiple unique projects concurrently.
Responsible for seeking educational opportunities and self-improvement for personal growth/development.
Optimize spending by tracking budget line items and assist in creating Capital Expense improvement lists.
Other functions, projects and tasks as designated by the Property Manager.
Facilities & Maintenance
Maintain the Community’s appearance to SPS standards.
Manage, delegate and oversee resident service requests performed by the maintenance team.
Diagnose and assist with routine maintenance requests to replace or repair parts/systems including (but not limited to) the following:
- Electrical and plumbing
- A/C and heating systems
- Appliances
- Water irrigation systems
- Stairs, gates, fences, patios and railings
- Tile, carpet and flooring
- Roofing and gutters
- Interior and exterior lighting
- Fireplaces
- Doors, windows, locks (electronic and mechanical), garage doors, etc.
- Boiler, gas and electric
Maintain accurate records for preventative maintenance, service requests and make ready status within property management software.
Oversee and assist in daily groundskeeping routines to ensure property cleanliness and curb appeal.
Responsible for inventory management while also maintaining a clean and organized shop.
Develop, implement, and complete monthly and annual preventative maintenance plans.
Responsible for scheduling on-call rotation and responding quickly to afterhours on call emergencies and summoning additional assistance as needed.
Audit and monitor the community security systems, lighting, fire extinguishers, elevators, etc.
Vendor Management
Conscientious about developing and maintaining vendor relationships.
Request and review vendor bids for service.
Coordinate and inspect vendor work while setting and managing service expectations.
As needed, evaluate and rebid scope of service agreements to ensure our vendor contracts are competitive with the market.
Qualifications
High School Degree required.
2-5 years’ experience in apartment maintenance.
HVAC Certification required.
Valid driver’s license required.
Required to have reliable transportation with proof of insurance to and from office and/or property site(s).
Physical requirement of stooping, standing, climbing, and frequent lifting of a minimum of 50 lbs.
Demonstrated flexibility, superior problem-solving skills, and positive attitude are musts.
Experience managing employee performance, training, and working with vendors or subcontractors.
Strong knowledge and experience working within a budget, submitting PO’s for purchase approvals, and using online maintenance systems such as Entrata, Yardi, etc.
Compensation & Benefits
Salary range $50,000 - $60,000 (based on qualifications and experience)
Eligible for quarterly and annual bonuses

Hiring bonus payable after 90 days of continuous employment and successful 90-day review. Current SPS employees are not eligible for hiring bonus.
