The Regional Manager is responsible for the overall performance of the properties in their given portfolio. They manage the tactical execution and communication of the company's strategic direction to their region and are responsible for developing and managing individual site operational plans including investment objectives, compliance goals, market positioning, physical asset quality, and financial goals and objectives. The Regional Manager is responsible for hiring and training the on-site managers, working closely with their managers to support the property goals, and achieve the highest Net Operating Income possible for each property within their portfolio. The Regional Manager will control cost, maximize revenue, increase resident retention, develop relationships with vendors and contractors, and implement a competitive marketing strategy. Regional Managers will also ensure implementation and execution of all corporate policies and procedures.
- Develop the annual operating budget and marketing plans
- Review financial statements, property activity reports, and other performance data to measure productivity, goal achievement and to determine areas needing improvement
- Implement revenue maximization and expense management strategies
- Ensure all required daily, weekly, monthly and quarterly reports are completed accurately and in a timely manner
- Identify deficiencies and implement corrective action plans.
- Maintain thorough product and market knowledge on all properties through site visits and market research
- Review and approve all property purchasing with complete adherence to budget
- Oversee the property teams in all activities related to occupancy, collections, delinquency, exposure, Accounts Payable/Receivable, and online reputation management.
- Recruit, train, mentor, supervise and develop site staff.
- Ensure that managers are evaluating their property and team, taking actions that are consistent with the company's overall strategy and adhering to the company's policies and procedures.
- Improve properties by researching and implementing best practices and identifying skills, processes or procedures that are needed.
- Responsible for risk management, safety standards and employee and resident liability.
- Handle all escalated residents issues.
- Manage the company's turn policy and ensure apartments are made rent ready in a timely manner.
- Oversee all capital projects
- Responsible for ongoing property audits including both physical inspection and files
- Help instill the company's organizational culture in the site teams and foster an environment that promotes success and ongoing improvement
- Minimum of 5-10 years of experience in property management as a Regional Manager
- Must have multi-site experience, having managed at minimum 2000 units
- CPM or CAM preferred
- Yardi or Property Solutions experience preferred
- Must have thorough understanding of budgets and financials
- Experience with major renovations and capital improvements
- Ability to train, develop, lead and mentor
- Superior written and verbal communications skills
- Demonstrated leadership and strategic thinking skills
- Extremely computer literate
- Results oriented with the ability to balance all business considerations
- Significant travel required
Salary: $105000-$125000
