Job Summary
The Maintenance Technician is responsible for performing repairs, troubleshooting, and completing preventative maintenance on the property. The Maintenance Technician maintains and improves operating conditions, and oversees quality control of all building systems and building appearances with integrity.
Key Responsibilities
- Perform repairs/replacements on electrical, plumbing and general maintenance items in vacant and occupied apartments and common areas of community.
- Complete Work Orders as jobs are performed, noting all time and materials utilized and description of work performed.
- Inform supervisor of inventory needed to perform repairs, preventative maintenance, and other projects.
- Make sure all staff breakrooms, storage rooms, and common areas are secure when not in use.
- Perform to completion any assigned work order.
- Understand and comply with Fair Housing Laws (per training to be provided by company).
- Snow removal as assigned.
- Complete punch list items of moved-out residents, as assigned.
- Interact in a friendly and polite manner with all residents, prospects, brokers, and other visitors to the property.
- Operate and maintain all large equipment (i.e. chillers, boilers, pumps, colling tower).
- Perform other duties as assigned by Building Superintendent or Community Manager.
Physical Requirements
- This job regularly performs work in outside weather conditions, including rain and extreme heat and/or cold, near moving mechanical parts. This job involves exposure to wet and/or humid conditions, vibration and dust.
- This job requires the ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in restricted space.
Required Skills and Competencies
- High School diploma or equivalent required.
- 3+ years of experience as a maintenance mechanic, multi-family experience preferred.
- Maintenance specific certifications preferred, but not required.
- Knowledge of mechanical systems and equipment including HVAC, carpentry, plumbing, painting, hydraulic systems, and electric motors.
- Excellent written and verbal communication skills.
- Excellent customer service skills demonstrating effective means to resolve inquiries or concerns, ensuring a positive experience for residents.
- Strong organizational skills demonstrated through efficient multitasking, prioritization, and meticulous attention to detail to streamline processes and optimize workflow.
- Basic computer literacy for training and communication purposes
