Position Summary:
The Assistant Housing Inspector is responsible for the inspection of apartments, common areas, and community property which Cathedral Square owns and/or manages, and for performing administrative functions associated with these inspections.
Principal Responsibilities:
Schedule and performs inspections.
- Schedules and performs initial, annual, safety, special, pre-REAC, audit-related, of all CSC owned and/or managed housing apartments and properties in accordance with REAC, UPCS, HQS and Cathedral Square standards and all applicable federal, state, and town laws, codes, and regulations.
- Covers section 8 inspections from BHA and WHA when SASH cannot do so.
- Follows-up on violations and other matters relating to housing inspections and needed repairs.
- Accurately documents and tracks all apartment inspections for resident, property, and agency files.
- Notifies residents through oral (when appropriate) and written correspondence of deficiencies, including appropriate solutions to return the apartment to compliance. Forwards copies of correspondences to appropriate management staff as needed and attaches copies of correspondences to residents’ paper and electronic files.
- Re-inspects apartments as needed.
- Performs light maintenance repairs as instructed or as needed.
Builds rapport and maintains good working relationships.
- Maintains good working relationship and coordinates, where appropriate, with the City Code Enforcement Officials, Fire Marshalls, VHFA, VSHA, HUD, CEDO, VHCB, HousingVT, BHA, WHA, USDA, and all other agencies and organizations involved with the physical operations of Cathedral Square properties.
- Answers staff and resident questions about inspections.
- Problem solves with staff and residents to correct violations.
- Performs safety inspections at all properties during the year and sends them to his supervisor.
- Ability to meet and deal with others in a professional manner, including tenants landlords, subcontractors and fellow employees in sometimes difficult and challenging situations.
Maintains knowledge and expertise on standards and regulations.
- Remains current and informed of legislation and regulations, and implements new procedures as required and directed to remain compliant with numerous monitoring requirements.
- Has general knowledge of property management, building systems, repairs, and upgrades.
- Remains current on Green and Energy Efficient standards and ensures compliance.
- Trains staff on buildings standards.
Monitors building compliance.
- Performs fire extinguisher inspection and tagging if time allows.
- Performs all other tasks assigned by supervisor.
- Covers for the Maintenance Coordinator when schedule allows.
Minimum Qualifications:
High school Diploma preferred and at least three years of relevant maintenance knowledge and experience. Certified REAC inspector and/or certified fire extinguisher technician preferred. Must possess a valid Vermont driver’s license, dependable vehicle and clean driving record. He/she must be able to travel to property sites. Good verbal and written communication skills are required. Good time management skills and flexibility is a must.
