POSITION: Facilities Manager (“Manager”)
CLASSIFICATION: Full-time; Per Hour
REPORTS TO: Facilities Director

Position Summary:
This position is responsible to the Facilities Director for maintaining the client facilities under management and for project management. Additionally, the Manager will be responsible for ensuring that each facility is safe and functional, inspecting facilities, and overseeing repairs/renovations/updates. The Manager will identify, plan and implement the objectives set by the Facilities Director & COO to ensure the organization’s overall effectiveness.
Essential Duties:
1. Facility Maintenance
i. Basic Work Week: Monday through Friday
ii. Perform regular property checks of assigned client facilities
1. Weekly maintenance checks/ walk-throughs & logging in MaintainX
2. Assist with quarterly maintenance checks & annual checks for systems and larger components
iii. Assess and facilitate property management needs for managed properties and systems, as needed or as directed
iv. Responsible for Project Management of assigned projects re: managed facilities, including, but not limited to:
1. Project planning and preparation
2. Working with consultants, engineers, designers and client to develop scope and ensure quality
3. Preparing bid packets, including necessary appendices
4. Work with the CEO & Accounting Department on budgets for projects
5. Review bids and work with Board for approval and bid selection process
6. Oversee project from start to finish, ensuring quality, managing timeline and providing client progress reporting
7. Site checks of construction projects with frequent, detailed inspections of contractor work, along with periodic photographs
8. Oversee, review and get approvals for any change orders
9. Provide final summary of projects
v. Maintain property access keys and knox box access for assigned properties
vi. Tracking time spent on different projects for billing purposes in MaintainX and reviewing monthly billing detail, as needed
vii. Creating an internal maintenance schedules and work orders using MainatainX for managed properties for recurring and special projects and ensuring sure it is followed
viii. Attend Board meetings for managed projects and properties, as needed. This requires working outside of normal business hours, as meeting dates and times fluctuate
ix. Monitor work email to ensure timely responses to address client concerns and internal communications
x. Emergency responses outside normal business hours for up to two nights, including coverage for other employees when requested
xi. Assist with owner check-ins, unit management, and owner communications at managed properties
xii. Occasional cleaning and oversight of cleaning vendors
2. Property Management:
Tasks include but are not limited to:
· Handling emergency responses; on-call 1 night per week from 5 pm to 8am
· Communications with tenants and owners
· Research and Recommendations related to cost responsibility
· Identifying needed maintenance and repairs, obtaining quotes, scheduling work, understanding budgets and when approvals are needed, completing projects with attention to detail
· Initial point of contact for owners/board for managed properties and projects
· Scheduling of vendor work
· Oversight of scheduled maintenance and repairs in capacity as owner’s representative for clients
· Oversight of regular inspections and property checks to ensure compliant mechanical equipment
· Completing assigned work orders in MaintainX
· Perform minor repairs, painting, as needed or requested
· Ensure all exterior and interior light bulbs at managed properties are functioning and change light bulbs timely, as needed. Ensure exterior light checks are performed monthly
3. Other Duties as Assigned
- Represent Telluride Consulting, LLC in the community and manage effective relationships with clients
- Must be able to lift 75 pounds and ensure safety on the jobsite

Job Type: Full-time
Pay: $30.00 - $39.00 per hour
