JOB DESCRIPTION:
A sales and customer service talent, the Leasing Agent is passionate about real estate and proud to be able to help people find a new home at a luxury residential high-rise. This highly visible and valuable position enjoys the opportunity to positively impact the customer experience by orchestrating a stellar first impression and showcasing the building’s apartments, amenities, and services in an attractive, positive light. Serving as the primary contact for our current and future residents, the Leasing Agent is always excited to provide top-quality service and focused on building and maintaining positive resident relations.
RESPONSIBILITIES:
· Create a great first impression by welcoming prospective residents and offering exceptional customer service.
· Qualify prospects and tour the property with the purpose of leasing luxury residences to prospects.
· Assist with leasing office operations, marketing, and local outreach based on established policies and procedures.
· Exercise attention to detail when it comes to prospect data entry, including lead source attribution, interests, and preferences.
· Promote resident referral and preferred employer programs.
· Ensure absolute discretion and confidentiality regarding all activities, interactions, and personal data related to residents and their guests.
· Maintain a positive and professional attitude towards residents, guests, vendors, and coworkers.
· Respond clearly and in a timely manner to residents’ needs and ensure resolution.
· Record traffic and leasing activity and maintain an up-to-date resident database.
· Verify applicants and notify applicants of approval or denial.
· Collect deposit and/or fees associated with move-ins.
· Administer move-ins ensuring smooth execution.
· Conduct a market analysis and prepare market surveys.
· Obtain knowledge of pricing policies – especially the loss leader concept.
· Maintain Availability List and Status Report, determine lease termination dates.
· Monitor occupancy and availability of units.
· Assist in preparing monthly newsletter, lease paperwork, move-in packages, and work orders reports.
· Post weekly traffic reports to ensure that all traffic is being logged and tied back to the traffic sheets.
· Use telephone traffic logs daily to follow up and ensure appointments are being set up within 24 hours.
· Comply with quality assurance expectations and standards.
· Occasionally assist with and attend resident events, as needed.
· Ensure the leasing office is clean and attractive and that fresh coffee and treats are always available.
· In the absence of the Leasing/Property Manager, walk the entire tour route every morning and report any cleaning, repair, or replacement needs, seeing all identified issues and improvement opportunities through to completion.
· Conduct regular inspections of model and vacant units to identify areas in need of cleaning or maintenance and items in need of repair; prepare work orders as necessary.
· Act as a brand ambassador to residents and as a service role model to teammates and encourage others to do the same.
· Remain proactive in all areas of operation, seeking ways to improve resident experience and retention rates.
· Follow brand style standards and always maintain a professional appearance.
· Assure community compliance with Fair Housing requirements and all applicable laws, codes, and ordinances.
· Perform all other job-related duties and assignments as required.

· Computer skills including proficiency in Microsoft Office Suite (Outlook, Word, Excel).
· Knowledge of real estate property management applications.
· Experience using Yardi CRM preferred.
EDUCATION and/or EXPERIENCE:
Bachelor’s degree from a four-year college or university, and at least three (3) years of related training or experience or an equivalent combination of education and/or experience required.

LANGUAGE SKILLS:
Superb English language skills. Ability to read, write and comprehend instructions, correspondence, memos, and reports. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems solving several concrete variables in standardized situations.
