The Ferndale Management Group is seeking an experienced Property Manager at Countryside Village Apartments, a 360 unit apartment community in Moore, OK. Supervisory position with authority, responsibility, and accountability to plan, implement and monitor operations, profitability, customer service, marketing, and resident relations of the property, while maintaining the company investment. Utilization of management skills to train, motivate and empower staff to reach their goals and those of the property.
JOB SUMMARY:
The Property Manager is a supervisory position which oversees all aspects of multi-family property operations with a specific focus on reaching monthly property financial goals. The position requires supervising with authority, responsibility, and accountability to plan, implement, and monitor operations, profitability, and marketing, and resident relations of the property while maintaining the company investment. Management skills are utilized to train, motivate, and empower team members to reach their goals and those of the company.
DUTIES/RESPONSIBILITIES: (Duties may include, but are not limited to)
Oversees the day-to-day operations of the property:
- Schedule, supervise, train, and direct the daily activities of all on-site team members and vendors.
- Enforce property /company rules and regulations to ensure compliance with management company personnel and operations policy and procedures and company standards.
- Monitor property and team members to ensure compliance with all Fair Housing and Fair Credit Reporting Requirements, Human Resources and Operations policies and procedures, and Safety Management programs.
- Oversee and coordinate all property transactions.
- Investigate and resolve tenant complaints.
- Maintain confidentiality and follow key-control policy.
- Oversees petty cash policy.
- May be required to be on property during after hour emergencies.
Promotes effective marketing and communication:
- Manage the day-to-day outreach, sales, and customer service efforts to meet and exceed performance targets.
- Attract and educate new tenants.
- Plan, promote, and implement effective Resident Retention Program.
- Promote Resident Services initiatives to drive efforts at the community level, engaging residents in social, educational, planned activities and events.
- Advise management of pertinent issues related to the community, market, or other respective issues.
Supervises the maintenance of the physical condition and appearance of the property:
- Exterior property (buildings and grounds) should be inspected daily to determine if repairs and/or maintenance are needed. Update and improve property to increase return on investment.
- Oversee work order and repair service: all service requests should be processed in a timely fashion.
- Ensure a turn of units while maintaining a quality product.
Manages property budget compliance:
- Responsible for compliance with fiscal budgetary to approved operation budgets.
- Prepare reports of all operational financial data to the Regional Property Manager, Property Staff Accounts, and other Corporate Departments, as requested.
Promotes good public relations with residents, co-workers, and company staff:
- Always display a professional, friendly, respectful, and courteous attitude towards residents, guests, vendors, and other team members.
- Lead staffing, training, and development initiatives for the property to ensure the best talent is part of the property team.
Performs other related duties as assigned:
- Complete special projects as assigned and prioritized by the Director of Operations or Regional Manager.
- Able to perform Leasing Consultant duties as outlined in Leasing Consultant Job Description.
REQUIRED SKILLS/ABILITIES: (Bilingual English/Spanish (fluent) helpful, not required)
Extensive knowledge of laws and guidelines of property management:
- Understand all Fair Housing laws and regulations.
- Understand Fair Credit Reporting requirements.
- Knowledge of local, state, and Federal laws to ensure best practices of property management.
- Knowledge of safety procedures.
Excellent analytical and problem-solving skills:
- Time management and prioritization of tasks
- Steady and dependable, especially when working with pressure of deadlines.
Possess financial and accounting acumen:
- Ability to read a budget, conduct financial analysis, and provide practical narrative and financial reporting.
- Develop and present detailed budgets and financial reports on the property.
Excellent management and supervisory skills:
- Assign tasks and coordinates activities to 1 or more team members and ensure the work is completed per company expectations.
- Team leadership, coaching, and training.
Superior communication and customer service skills:
- Capable of being tactful and respectful to residents’ needs and concerns.
- Maintain a positive and calm demeanor when dealing with difficult people and challenging situations.
- Ability to effectively and accurately communicate and present information verbally and in writing.
EDUCATION AND EXPERIENCE:
- Previous Property Manager experience is REQUIRED.
- Marketing, Leasing, and Leadership experience a MUST.
- Minimum 3 years supervisory experience effectively working with a staff of 2-10 employees and management a MUST.
- Proficient with MS Office a MUST.
- Knowledge of RealPage Onesite a plus.
PHYSICAL REQUIREMENTS:
- Prolonged periods sitting at a desk and working on a computer.
- Standing and walking the property daily to inspect and meet with residents (current and potential).
- Must be able to lift up to 20 pounds at times.
- Must be able to traverse property in a variety of weather conditions.
- Must be able to work assigned schedule.
Job Type: Full-time
Pay: $60,000.00 - $67,000.00 per year
