Assistant General Manager Position Description
An Assistant General Manager processes new tenant applications, addresses and resolves tenant issues and complaints, oversees any necessary construction, assists in marketing the property, and manages the financial aspects of the business.
Essential Duties and Responsibilities of an Assistant General Manager
•Processes rent payments and associated billings, including late fees and utility charges. •Handles inquires about late fees and assists in handling any eviction issues. •Interviews with new prospective tenants and gives tours of the property. •Processes applications, conduct credit checks and calls references. •Distributes and collects leases and ensures that all required legal documents are signed. •Addresses and promptly resolve questions, requests, and complaints from tenants. •Creates and distributes marketing materials for the property management company. •Does property inspections on a regular basis to assess the condition of buildings and grounds, and ensure that vacant units are ready for new tenants. •Documents all necessary repairs and maintenance of buildings. •Assists in hiring a grounds crew and other staff required for the upkeep of the property. •Manages approved property budget. •Reports any problems or issues to the General manager. •Maintains records and files of current tenants. •Responds to emergency maintenance or safety calls.
Required Knowledge, Skills and Abilities
•Demonstrates strong organizational skills necessary to oversee different properties. •Possesses knowledge of the real estate industry, including market trends, prices, and state and federal housing regulations. •Proficient in basic computer programs including Microsoft Word and Excel. •Demonstrates familiarity with financial management software used to balance budget and track payments. •Must be willing and able to travel to various property sites. •Must be detail oriented with an ability to manage time efficiently. •Exhibits solid communication skills, with an ability to calmly resolve disputes or complaints. •Works well with a team. •Interacts and engages in a friendly manner with potential and current tenants. •Demonstrates an ability to think creatively to develop new marketing and recruiting techniques.
Job Type: Full-time
Pay: $19.00 - $22.00 per hour
