Position Overview:
We are seeking a highly skilled and experienced bilingual Property Manager to oversee the management and maintenance of shallow bay buildings. The ideal candidate will be fluent in both English and Spanish, bringing property management and construction experience. This role requires exceptional organizational skills, a methodical approach to tasks, and the ability to handle stress with a positive, "can do" attitude.
Key Responsibilities:
· Maintenance & Construction Coordination:
· Coordinate and oversee maintenance and construction work within the properties.
· Solicit and evaluate bids from contractors to ensure cost-effective and high-quality work.
· Schedule and supervise maintenance staff and contractors to ensure timely completion of projects.
Rent Collection:
· Collect rent from tenants and ensure timely deposits.
· Implement and manage rent payment schedules, including follow-up on late payments.
Tenant Relations:
· Handle tenant relations with professionalism and courtesy.
· Address tenant complaints and resolve issues promptly to maintain high tenant satisfaction.
· Conduct tenant orientations and ensure compliance with property rules and regulations.
Evictions and Lockouts:
· Manage eviction processes in accordance with local laws and regulations.
· Coordinate lockouts and ensure legal procedures are followed.
Property Management:
· Maintain detailed records of property expenses, income, and maintenance activities.
· Conduct regular inspections of properties to ensure they are well-maintained and meet safety standards.
· Prepare and present regular reports on property status and financial performance to management.
Qualifications:
Experience:
· Proven experience in property management, specifically with shallow bay buildings.
· Significant experience in construction and maintenance coordination.
Skills:
· Bilingual fluency in English and Spanish is mandatory.
· Super organized and methodical approach to work.
· Exceptional interpersonal and communication skills.
· Ability to handle high-stress situations calmly and efficiently.
· Strong problem-solving skills and a proactive attitude.
Technical Skills:
· Must be computer saavy.
· Proficiency in property management software and tools.
