Summary
The Maintenance Manager will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems.
Essential Duties and Responsibilities
- Organizes and oversees the schedules and work of maintenance staff.
- Oversees the day-to-day operations of the maintenance department.
- Assesses building systems to plan work assignments and project schedules.
- Develops maintenance procedures and schedules.
- Assists with departmental budget estimates and costs of specific repair projects.
- Performs other related duties as assigned. Manage a team of maintenance technicians to carry out tasks such as cleaning, lubrication, inspections, servicing, providing repairs, and replacing spare parts.
- Plan, determine optimal utilization of maintenance workers and equipment to meet maintenance goals.
- Determine if new maintenance equipment, methods, or tools are needed.
- Provide necessary training to machine operators and maintenance technicians for improving asset reliability.
- Plan and manage maintenance budget while keeping track of expenses.
- Ensure that spare parts, components, and tools needed for maintenance are always available by ordering, forecasting, and monitoring material inventories.
- Develop, implement, monitor, and optimize the organization’s maintenance management plan in accordance with its goals to improve uptime and minimize costs.
- Coordinate maintenance with manufacturing, operations, or supply chain, and other departments, as well as external providers.
- Help ensure that customer, statutory, standards, and internal requirements are met or exceeded.
- Hire, train, and evaluate maintenance workers; monitor workers to ensure they meet performance and safety requirements.
- Analyze maintenance data and identify trends, anomalies, and opportunities for improvement; identify and utilize methods of making maintenance process more efficient and effective (reducing waste, using lean).
- Write maintenance reports and present to top management.
- Direct corrections (corrective action) of any maintenance or manufacturing problems that may arise; work with Quality Manager in development and implementation of corrective and preventive actions (CAPA).
Qualifications
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
Education and/or Experience:
- Bachelor’s Degree in Engineering, Administration or Facility Management preferred
- Minimum experience of 10 years in a supervisory role
- Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
- Working knowledge of electrical and mechanical systems
- Familiarity in drafting and understanding blueprints and schematics
- Comfortable working in a fast-paced environment
- Excellent interpersonal and customer service skills.
- Strong analytical and problem-solving skills.
- Proficient with Microsoft Office Suite or similar software.
Reasoning Ability
Ability to apply common sense understanding to carry out detailed and involved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
The ability to recognize and evaluate technical issues and limitations is required. The ability to define and manage expectations is critical. The ability to make sound decisions and actions is required.
Ability to access risk associated with product compliance and regulation and awareness of when to communicate changes to risk.
