The Position
We are seeking a motivated and detail-oriented Acquisitions Associate to join our growing real estate team. This individual will play a critical role in identifying, evaluating, and executing acquisition opportunities for manufactured home communities (MHC’s) and recreational vehicle (RV) resorts across the United States. The ideal candidate will have a strong analytical background, a passion for real estate, and the ability to thrive in a fast-paced, entrepreneurial environment.
This position offers a unique opportunity for a highly motivated professional to establish the foundation and provide strategic guidance to a rapidly expanding network of MHC & RV communities across the county.
Responsibilities:
- Financial Modeling: Develop and maintain sophisticated financial models to underwrite potential acquisitions, including cash flow projections, return on investment analyses, and sensitivity analyses.
- Underwriting: Conduct thorough due diligence on a pipeline of acquisition targets, including market research, property inspections, financial analysis, and risk assessments.
- Market Research: Gather and analyze market data, trends, and demographics to identify and assess market opportunities and risks in the MHC & RV asset space with the goal of becoming the in-house expert. Identify new markets for potential development projects, analyzing demographics, demand drivers, competition, and regulatory environments.
- Acquisition Filtering: Assist in developing and refining the company's acquisition criteria and filtering process to identify high-potential opportunities.
- Transaction Support: Support the execution of acquisitions, including coordinating due diligence, reviewing purchase agreements, and assisting with closing processes.
- Finance & Investor Relations: Collaborate with the finance team on capital raising initiatives. Prepare investment memos outlining key findings, recommendations, and risk assessments for senior management.
- Other: Assist in various ad-hoc financial modeling/investment analysis projects.
Who You Are
- Technically Skilled: Highly advanced proficiency in Microsoft Excel. Experience with Argus, Crexi Intelligence or similar real estate analysis tools is a plus.
- Analytical: Excellent analytical and problem-solving skills with the ability to interpret complex financial data and draw meaningful conclusions.
- Communication & Collaboration: Excellent written and verbal communication skills, including the ability to clearly articulate investment recommendations to senior management and investors.
- Financial Acumen: Expertise in financial modeling and analysis, budgeting, forecasting & capital management.
- Strategic Mindset: Ability to translate financial data into actionable insights and provide strategic recommendations to drive business growth.

Qualifications
- Bachelor's degree in finance, real estate, economics, or a related field.
- 3+ years of experience in real estate finance, acquisitions, or investment analysis.
- Enthusiastic, disciplined, and reliable.
- High-energy. Acts with a sense of urgency. Consistently meets deadlines.
- Self-sufficient with excellent follow-through and attention to detail.
- Willingness to travel if necessary.
