EASTERN TITLE DIVISION
Job Description:
The successful applicant for this position will search and examine title documents filed in various county public records of the State of Florida including but not limited to tax records, property appraiser records, official records, probate cases and foreclosure cases. You will provide our agents with Title Commitments, Title Search Reports, Owner and Encumbrance Reports, and other approved title products. A key accountability will be to communicate with agents regarding examined products as necessary and to map legal descriptions as required.

ESSENTIAL FUNCTIONS:
Examine title documents filed in the various county public records for the State of Florida and issue examined title products to agents efficiently and error free.
Ability to examine residential property when requested.
Determine and ensure that property has been researched properly and that information relating to parties involved and taxes are accurate.
Search computerized and manual title information property records and determine instruments filed in public records affecting commercial property.
Research property tax information online from the county property appraiser and tax collector offices.
Research names for Patriot Act Search, Bankruptcy, State and Federal Liens and Judgment information on the computerized General Index Systems or available database.
Handle customer inquiries related to examined title products or title problems in a timely manner.
Review documents prior to closing/recording and determine if they are sufficient to cure title defects and are in recordable form.
Research prior title work in AS400 Archive and Starslink.
Provide a thorough review of the title base to ensure that base title information is within Old Republic Title guidelines.
Review legal descriptions, enlisting complex mapping skills to eliminate exceptions that do not apply.
Determine how apparent title is vested and what qualifies as an outstanding lien and/or encumbrance.
Identify complex property boundary and ensure that the contract legal description and the record title legal description matches.
Interact with internal and external customers to answer inquiries, solve issues, and discuss findings and documentation needed.
Participate in quality assurance review of examined products, pro forma and final policies prior to delivery to customer.
Responsible for commercial claim files and/or work with claims counsel to resolve issues.
Must be personable, positive and a professional representative of the Company.
Regular consistent attendance is required, that could include attendance at after hour Company events.
Review and discuss complex real property title issues with Seller’s/Buyer’s Counsel, underwriting and claims department personnel and lenders.
Perform other duties as assigned by supervisor.
KNOWLEDGE/SKILLS/EXPERIENCE REQUIRED:
Minimum of 5 years of experience as a Commercial Title Examiner is required.
Relevant degree or certification is preferred.
Advanced knowledge of the title insurance and information industry is required.
Working knowledge of real estate law and title insurance.
Ability to interpret a survey and provide a survey read when applicable.
Excellent attention to detail and ability to problem solve issues.
Ability to foster, develop and maintain professional and collaborative working relationships.
Ability to interact effectively and professionally with all levels of management, employees and customers by email, phone and in person.
Ability to accept supervision.
Excellent verbal and written communication skills.
Excellent interpersonal and customer service skills.
Ability to prioritize and handle multiple projects.
Strong attention to detail and organizational skills.
Proficiency in Microsoft Office Suite, Outlook, RamQuest, Title Point, and Atids XE is beneficial but not required.
PHYSICAL/MENTAL DEMANDS:
Ability to perform under pressure and be flexible with disruptions throughout the workday.
Must be able to work approved and requested overtime, by supervisor.
Repetitive and continual typing motion is required.
Sedentary work: Exerting up to 30 pounds of force occasionally, and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting a majority of the time. Walking and standing are required, occasionally.
