REPORTS TO: Foreman
POSITION SUMMARY: Under limited supervision performs routine and advanced difficulty work related to building and facilities maintenance and construction; equipment, controls, and machinery, including electrical, mechanical, steam, and hot-water power generation equipment and controls; HVAC systems, building lighting and security systems, grounds keeping, security and overall facility upkeep and appearance. All probationary full-time employees shall reside in St. Clair County by the end of their probationary period, and all employees who are past probationary period or who do not go through probation shall also reside in St. Clair County, Illinois, within six months of date of hire.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned:
- Responsible for leading workers in team situations, serve as point of contact with foreman or other supervisor, and communicate assignments to workers. Assist in planning, assigning, and scheduling work.
- Operate, repair, and maintain mechanical equipment in buildings such as building automation systems, air compressors, boilers, chillers, air handling units, circulating pumps, and equipment related to fountains using hand tools, electrician’s and plumber’s tools.
- Maintain, service, and repair equipment, machinery, plumbing, controls, physical structures, hardware, and fixtures.
- Inspect machinery and mechanical equipment, diagnose for defects and make appropriate repairs.
- Dismantle machines or equipment to gain access to defective parts and repair them. Replace belts on machines.
- Clean and lubricate shafts, bearing, gears, pulleys, and other parts of machines, using cleaning equipment, brushes and grease guns.
- Measure, cut, and install pipe and tubing for gas, water, and hydraulic lines using ratchet, cutting die, and threading die.
- Repair and replace gauges, valves, filters, belts, pressure regulators, and machinery.
- Repair and caulk outside concrete.
- Check and clean grounds; plant; fertilize; cut grass, trim edges, trees and bushes; weed and maintain plants and grounds; remove snow and ice.
- Maintain and clean lawn and garden equipment.
- Repair and replace various plumbing fixtures and equipment, open clogged drains using plunger, augers, and plumber’s tools.
- Install, repair, and replace electrical equipment, fixtures and wiring.
- Make and repair counters, furnishings, benches, partitions, woodwork, and other structures using saws, braces, bits, and other carpenter’s tools.
- Install, repair, and replace brick work and plaster walls using trowel.
- Assist painter with preparation and clean up.
- Purchase supplies, parts and materials and recommend materials and equipment to be purchased.
- Assist fire-evacuation and disaster-response plans.
- Work varying shifts, weekends and holidays; and serve on-call duty as necessary.
- Fill in for vacations, sick leave, or whenever necessary for all positions; assist and serve as back up to co-workers.
- Perform general labor duties.

EDUCATION and/or EXPERIENCE: High school diploma or equivalent. Post-secondary education in trade school or vocational training desirable. Six to eight years of experience in the maintenance and operation of HVAC systems in an industrial or commercial setting. Six to eight years of experience in building and associted equipment maintenance. Demonstrated knowledge, ability and/or experience in the fields of mechanics, repair, and maintenance, or equivalent combination of education and experience.
NECESSARY KNOWLEDGE, SKILLS AND ABILITIES: Ability to read, interpret, and comply with building codes and manuals. Ability to read and follow blueprints. Ability to work well with the public and county offices. Computer literate. Demonstrated mechanical and electrical knowledge and repair abilities. Experience operating power and manual tools. Ability to follow work safety standards and practices.
LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and mainenance instructions, blueprints and schematics, plans and procedure manuals. Ability to write route reports and correspondence. Ability to communicate orally with foreman and fellow employees.
MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

While performing the duties of this job, the employee regularly works near moving mechanical parts. The employee sometimes works in high, precarious places and is frequently exposed to heat and risk of electrical shock. The employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, extreme cold or heat, and vibration. The noise level in the work environment is usually moderate and occasionally loud.
