Fast growing company in Real Estate Industry in New York City. We building our own buildings either for rent or for sale. With the growing needs, we are launching our own property management company. We are seeking an experienced and highly motivated Property Manager to build and grow this business together. This is a position with a lot of potential.
We are seeking a dedicated Residential Manager to oversee the operations and management of residential properties for both of rental and condo buildings. The ideal candidate will be responsible for ensuring the efficient day-to-day operations, maintaining high occupancy rates, and providing exceptional customer service to residents.
Responsibilities include but are not limited to:
- Ensure timely and accurate communications for all projects or transactions
- Review lease agreements as it pertains to the billing of new tenants and any tenant issues that may arise
- Prepare monthly tenant billing and keep track of receipts
- Confirm that property taxes are paid on time: direct, escrow, or by the coop
- Oversee all maintenance and repair work, including obtaining quotes from vendors, scheduling and coordinating work, and reviewing work after completion
- Negotiate all service contracts, including bidding/awarding, and managing building contracts plus ensuring that suppliers/service providers are meeting contractual obligations (i.e., HVAC, elevator, boiler, etc.)
- Will work onsite at the building office a few days a week and rest days at the property management office depends on situation
- Manage building employees including payroll
- Knowledge of handling and curing FDNY, ECB, DOB violations
- Regular detailed inspections of assigned building
- Review and ensure accuracy and receipt of supplies and materials ordered
- Ensure compliance with Local Laws
- Participate in preparation of operating budgets and forecasts
- Analyze past income and expenditure patterns and make recommendations
- Assure that appropriate insurance requirements are in place
- Assist the owners of properties as needed
Requirements:
Bachelor’s degree (preferable in business, marketing, real estate or finance)
-Quickbooks and Yardi experience a plus
-Minimum of 4 years of property management experience
- Experience with Section 8 housing programs and related regulations
- Strong data entry skills for maintaining accurate records and reports
- Ability to negotiate contracts, leases, and vendor agreements effectively
-Technical knowledge of building operations and maintenance
-Proficient in Microsoft office (Microsoft Word, Excel, and Outlook)
-Excellent communication, both verbally and in writing
- Administrative capabilities for handling paperwork, documentation, and reporting
- Knowledge of Customer Relationship Management (CRM) systems for tenant interactions
-Strong leadership and customer service skills with the ability to interact with a wide range of contacts while remaining professional in a fast-paced and changing environment
-Focused and detail oriented, who can prioritize and shift focus as necessary
-An independent, self-starter who can multitask across projects and effectively organize under deadlines.
