Purpose: To provide work in the performance of a variety of maintenance and repair tasks in one or more craft areas within the WPAFB Military Family Housing contract. Responsible for maintenance, repair work, HVAC (primary).
Duties and Responsibilities: Performs various maintenance and preventative maintenance tasks at the WPAFB Military Family Housing residency’s that you will incorporate painting, HVAC, electrical, carpentry, plumber, and general labor. This also includes but is not limited to cutting and trimming trees/bushes, removing and hanging blinds, cleaning out basement window enclosures, pressure washing, removing/installing carpet, and cleaning gutters. Cleaning up the area after work has been completed. Conducting inspections of assigned areas and making repairs where necessary. Performs preventative maintenance, such as greasing and oiling equipment, to assist in maintaining all appliances and equipment. Assists with any other projects as needed and requested by the Project Manager. While performing these tasks keep the integrity of the housing and preserve any historical features on the historical housing.
Boiler knowledge a plus.
List of possible tasks:
· Carpentry and Masonry – floors, tiles, carpet, baseboards, walls, ceilings, trim, doors, stairs, shades, cabinets, shutters, moldings, roofs, gutters, sidewalks, patios, windows, screens, and signage.
· Painting – interior and exterior.
· Cleaning – interior and exterior.
· Plumbing – water heaters, sinks, toilets, faucets, bathtubs, showers, and hose bibs.
· Electrical – service connections, panels, outlets, switches, GFCI, circuits, lighting fixtures, faceplates, receptacles, light bulbs, lamps, and appliances.
· Heating, Ventilation and Air Conditioning – heating equipment, air conditioning equipment, refrigeration equipment, blowers, compressors, motors, dampers, condensers, cooling coils, pumps, duct work and air filters.
For any of the above tasks that require a contractor to be contacted to complete the task or project, the Project Manager will make a decision and implement the process.
Responsible for keeping accurate records of the work that has been completed. Turn in paperwork to the Project Manager accordingly.
Other Requirements: Maintain a valid driver's license. Taking the company vehicles for maintenance or repairs. Through knowledge of equipment used in all assigned areas. OSHA training when required. Proficiency in all phases of work performed. Working conditions are considered acceptable, but occasionally involve exposure to one or more disagreeable elements, such as dirt, excessive heat, cold, wetness. Also responsible for the training of any new maintenance workers that may be hired in the future. On call for evenings and weekends as per the schedule provided by the Project Manager.
