We're seeking a detail-oriented, friendly, yet firm, Property Manager to join our team and oversee a vibrant community in Pueblo West! You'll wear many hats, but the most important one is ensuring our residents have a comfortable and positive living experience.

Here's a glimpse into your day-to-day:
- Keep our communities vibrant and Full! Advertise vacancies, screen tenants, and fill apartments.
- Maintain a sparkling environment! Oversee cleaning and ensure buildings and grounds are safe and well-maintained.
- Be the resident's rock! Respond to concerns, collect rent (if needed), and manage move-ins and move-outs efficiently.
- Become a pro in apartment care! Schedule maintenance, manage upkeep, clean and prep apartments upon move-outs, and oversee repairs.
- Stay on top of the legalities! Build and understanding of landlord-tenant laws (we'll help you learn!).
You'll also:
- Field calls and showcase vacant apartments to potential residents.
- Process applications and do background checks, negotiate leases, enforce rental rates.
- Establish clear and enforceable community rules.
- Ensure buildings comply with local regulations.
- Create and manage maintenance schedules.
- Oversee online rent payments and diligently update tenant accounts.
- Investigate complaints and find solutions for a peaceful community.
- Plan and manage renovations, repairs, and services.
- Handle all the essential clerical and administrative tasks.
While experience is a plus, the right attitude goes a long way!
Preferred Qualifications:
- 2+ years of property management experience (or transferable experience)
- Excellent communication and interpersonal skills
- Proficiency in using computers and quickly learning property management software
- Strong work ethic with a commitment to quality and efficiency
- Ability to prioritize tasks and manage deadlines
- A willingness to learn and stay updated on landlord-tenant laws

Compensation:
Dependent on experience and background. $1500-$2500 per month
We will consider on-site manager (free rent as part of compensation) after trial period, if desired.
We do conduct a very detailed background check on all candidates.

Expected hours: 15 – 20 per week
