PROJECT SUPERINTENDENT
(FLSA - Exempt)
A. Qualifications:
The Project Superintendent shall have at least three years of coordinating construction activity. Excellent communication, organizational and supervisory skills are essential. Must have analytical, reasoning and problem solving skills; ability to remain calm and composed when dealing with difficult people or situations as well as with frequent interruptions. ability to work under pressure; must have the ability to meet inflexible deadlines; must have the ability to handle multiple tasks simultaneously; and must be able to perform with little direct supervision, following established procedures. Demonstrate the ability to follow up and follow through with assignments and projects.
B. APPOINTMENT:
The Project Superintendent shall be a temporary, at-will employee and the term of employment shall not exceed the duration of the assigned project and/or shall be at the discretion of the President.
C. WORKING CONDITIONS
a. Must be able to work in a construction environment that are hazardous, dirty, noisy, and frequently outdoors;
b. Frequent prolonged and irregular hours.
c. Maybe assigned a project with evening and/or night working hours as to not interfere with school or district operations.
d. Frequent citywide travel.
D. PROJECT PERFORMANCE STATEMENTS:
The typical duties of the Project Superintendent shall include the following responsibilities:
- Demonstrates through goal setting a clear-cut sense of direction or purpose in daily activities.
- Effectively applies district methodology and enforces project standards.
- Minimizes company exposure and risks on projects.
- Coordinate utilities for projects. k, Coordinate project material delivery
- Demonstrate the ability to follow-up and follow through with assignments and projects. c, Generating estimates for upcoming projects.
f. Demonstrates knowledge of plans and specifications
g. Plan, coordinate and supervise on-site functions.
h. Maintain construction site files, i.e., permits, submittals, addendums, consultant reports, drawings, RF1s, ASIs, etc.
i. Assume responsibility for productivity of contractors, and the efficient use of labor, materials and equipment.
j. Ensure construction is completed according to plans, specifications, and approved submittals, on time, and within budget, etc.
k. Maintain and update construction schedules.
l. Maintains a daily log of construction activity.
m. Ensure superior contractor workmanship.
n. Verification of safety compliance with all trades.
o. Resolves onsite problems and conflicts as they are encountered. Difficult or unique situations are referred to the Project Manager as soon as possible.
p. Follow-up on timely completion of architectural and engineering punch list items
q. May be required to travel to and work at various campus construction locations. Required to access tight spaces or high places, lift building supplies, etc.
r. Occasionally required to work weekends, early morning and/or evening hours. Also, holidays and approved days off are occasionally required to work in order to maintain an inflexible completion schedule.
s. Performs other duties as assigned by the project manager, Vice President and/or President.
