About the Position:
Sunbelt Properties is looking for an Assistant Property Manager/Leasing Agent to work with a team that manages 292 multifamily apartment units in Florence, SC. Our Leasing Agent will be responsible, under the direction of the Property Manager, for attracting potential tenants to our properties and helping the tenant through the entire application and move-in process. The ideal candidate is organized, self-driven, and has exceptional customer service skills.
In this role you will:
- Maintain a friendly atmosphere in the leasing office and other areas where prospective residents and current residents meet.
- Answer incoming calls and handle accordingly, whether it is a prospect or resident call.
- Welcome prospective residents.
- Qualify and determine the needs and preferences of prospective residents, professionally presenting the property and specific apartments while outlining features and benefits.
- Maintain awareness of local market conditions and trends, contributing ideas to the Property Manager for marketing property and for improving resident satisfaction.
- Complete all lease applications, assist with application verification and notify prospective residents of results. Prepare miscellaneous communication, as needed.
- Complete all lease paperwork.
- Complete Guest Cards on all prospects, send thank-you notes and perform follow-up correspondence.
- Physically inspect properties when showing apartments; pick up litter and report any service needs to maintenance staff; inspect move-ins, move-outs, and vacancies, submitting work orders as necessary.
- Organize and file appropriate reports, leases, and paperwork.
- Clean, stock and organize the office, maintaining a clean workspace and ensuring all materials are appropriately stocked to meet the office’s needs.
- Assist Manager and in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc.
In this role you will need:
- Dedication to customer service
- Excellent communication, organizational, and time management skills
- Ability to occasionally be available after hours
- Ability to use technology such as the internet, apps, computers, and phones
- Experience marketing and leasing preferred
- Appfolio experience a plus
Physical Requirements:
- Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants.
- Must be able to lift up to 15 pounds at times.
- Must be able to traverse a variety of properties with stairs and in a variety of weather.
- Must be able to drive between sites
