Summary of the Position:
Portfolio Management focuses on asset strategy, investment performance, investment decision analysis and investor relations. The analyst will be responsible for open-ended core fund analysis, quantitative financial modeling, investor relations, and reporting for the newly launched U.S. real estate open ended core fund venture. The role will also collaborate in a dynamic team environment and interact with senior management and departments across the company, both locally (New York) and across the various U.S. regional offices.
Key Responsibilities:

Support the Portfolio Management group with the overall analysis of U.S. real estate portfolios and major joint ventures, including creating and maintaining pro formas, tracking significant asset events, reviewing valuations and cash flow projections, and completing cash management analyses

Work with regional teams to determine optimal asset strategies in order to maximize returns for investors, both at asset and fund levels

Provide analysis for investment decisions, including asset hold/sell strategies, potential refinancings and other capital events

Advocate for investors’ interests during internal decision-making processes

Draft internal Investment Committee memorandums that provide fund performance information and updates on major portfolio decisions

Author quarterly reports and review quarterly financial statements that are delivered to investors

Prepare annual portfolio budgets for investors and monitor fund-level budget variances on a quarterly basis

Monitor fund liquidity, cash yields, and quarterly distributions and/or capital calls to investors

Ensure compliance with fund and joint venture documents

Support investor relations through the preparation of investor presentations, investor requests and questionnaires

Work with Equity Capital Markets, Accounting, and other departments on special projects, fund performance tracking and other analysis, as needed
Skills and Qualifications:

1-3 years of experience in an analytically rigorous Real Estate or Finance environment, with open ended/ core plus fund experience

Evident passion for real estate and desire to build a career on the principal side

Strong creative problem-solving skills

Effective written and oral communication skills

Experience with ARGUS and financial modeling, familiarity with waterfall modeling

The ability to work effectively with both peers and senior executives in a highly entrepreneurial, team-oriented environment

The base compensation range for this role is $95,000 to $110,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.
This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer’s New York team, as we’ve considered factors specific to this geography.
