Summary of Position
At Alco, we are dedicated to providing quality apartments for the low-income families who call our community’s home. At each property, the Lead Maintenance Technician works with the Community Manager and the Maintenance Technician(s) to determine property needs and prioritize community improvements. They frequently interact with residents, providing a patient, knowledgeable presence, and they enjoy improving residents' lives by improving residents' homes.
This individual should have maintenance experience as well as a dedication to improving the lives of those around them; they are detail oriented, driven, and ready to grow with Alco.
Essential Job Functions
- Ensure each home is high quality: appliances are functioning well, and finishes are satisfactory for the individuals and families who will call the apartment home

Regularly inspect apartment homes and determine what improvements and repairs are needed

Repair appliances including refrigerators, stoves, water heaters, and HVAC units

Repair damage to walls, ceilings, cabinets, and other finishes

Repair and replace windows, doors, flooring as needed

Use carpentry, plumbing, and electrical skills to fix issues in apartment homes

Collaborate with the Community Manager to plan purchases and upgrades according to the needs and the budget of the property
Physical Requirements of Positions
This job is physical in nature and ideal for someone who enjoys working with their hands and is able to perform tasks like those included below.

Using ladders to access roof areas, balconies, attic spaces, and crawl spaces.

Distinguishing by sight circuit breaker positions and valve positions and removing and reattaching plumbing and electrical appliances without causing danger to themselves or others.

Using audible alarm leak detection equipment for both explosive and inert gases.
- Refueling gasoline powered equipment without presenting any danger to themselves or others, which requires muscular control

Working in rain, wind, heat, and winter conditions

Frequently moving and maneuvering objects weighing over 50 pounds
Uniforms and Safety Equipment
If uniforms are provided, maintain uniforms in clean, repaired condition. Maintain all safety equipment.

Education, Skills, and Abilities
- High School diploma or equivalent
- Must be 18 years of age or older.

Must be able to speak, read and write English.

Current and valid driver’s license in the state where you live for operation of vehicles in furtherance of company business.

At least 5 years of maintenance experience required.

At sites with CFC recycling equipment, possess or be prepared to obtain within 12 months, necessary licensure.

EPA Type I Certification is required, or must be prepared to obtain certification within 90-days after being employed

Must not be on the Denied Participation list issued by the U.S. Department of Housing & Urban Development.

Extensive knowledge of building systems such as plumbing, electrical, and HVAC.

Excellent analytical and problem-solving skills.
-
Ability to identify issues and determine repairs that are needed.
-
Ability to plan maintenance schedules for building systems.
