- Oversee preventive maintenance inspections/repairs as mandated by local municipalities and per building/client requirements on systems such as fire suppression and sprinkler systems, fire extinguishers, backflow prevention device testing, and, if qualified, HVAC systems.
- Conduct monthly or periodic inspections of building systems, i.e., HVAC, electrical distribution, structural, vertical transportation, roofs, parapets, gutters and leaders, parking area, drainage, ramps, and approaches, irrigation and Fire/Life Safety, Water treatment, UPS and PDU systems, EPG operation, BMS, HVAC controls and Plumbing Systems. Make detailed report of exceptions and recommend corrective action.
- Keep all mechanical, electrical, and structural blueprints and diagrams up to date; maintain library of parts list, maintenance manuals, reference books and catalogues.
Understanding of VAVs/fan coil units as well as CRACs
Maintain records on Contracts NCMMS in coordination with the Office Clerk.
Ensure that all MEP systems are operating in a safe, efficient, and orderly fashion by managing all phases of maintenance, repair, and replacement of equipment.
Administer the schedule of preventive maintenance and repairs of both employees and subcontractors.
Oversee the daily work schedule of entire O&M Team.
Establish measurable response metrics for responding to service requests and work orders (i.e., service ticket priority ratings).
Ensure the rapid response, investigation, and management of indoor emergency situations and air quality complaints. Secure/contain area, assess cause and extent of damage, take appropriate action, and develop action plan/next steps for remediation. Evaluate, report, and follow up with Client and Project Manager.
Coordinate set-ups and breakdowns for on-site events as requested by Client.
Manage and maintain supply inventory necessary for optimal operating efficiency by initiating purchase orders for maintenance supplies, machinery, equipment, parts, and services as needed.
Pursue and coordinate subcontractors for any specialty work related to the Scope of Work of this Contract as approved by the Project Manager.
Manage emergency response tasks in any emergencies such as power outages, vehicle accidents on the premises, weather related emergencies, and any other emergency type situations.
Provide implementation of Safety Program including training to all on-site maintenance staff. Ensure compliance with Client policies, procedures, codes, regulations, government agency directives as well as Contractor’s Best Practices/Policies and Procedures.
Provide and foster positive relationships with Client’s employees, visitors, and occupants.
Maintain interface with Client administrators, ensuring total contract compliance, including preparation of accurate and timely reporting.
Where required by applicable client contract, employees must be able to respond to occasional after-hours emergency calls.
