Primary Objectives:
§ Create and manage a profitable and efficient Construction Department.
§ Lead the Department with the goal of consistently increasing sales, revenue, profits, and customer satisfaction.
§ Monitor field operations on all Construction Department jobs to insure they are being completed to J.R. Johnson, LLC standards and our client’s expectations.
§ Consistently generate customer satisfaction, promote continued business, and otherwise do whatever is needed to maximize J.R. Johnson’s reputation and profitability.
§ Be a leader within J.R. Johnson and our industry.
Responsibilities:
§ Employee management- Create, manage, and lead effective/efficient/profitable Construction department:
§ Be responsible for staffing and hiring decisions within the department.
§ Train, coach, lead and/or mentor team members as necessary to achieve goals. Training and mentoring should be done with the goal that employees are equipped with the necessary tools, skills, and knowledge so that they are empowered to make good decisions and perform the duties of their job descriptions with the minimum amount of supervision.
§ Develop and maintain a world-class team that is highly competent, commercially astute, dedicated, and efficient.
§ Set goals for personnel and monitor achievement of goals.
§ Ensure that Construction Department personnel are making productive and efficient use of their time.
§ Create, modify, and update written departmental processes as required. Consistently and fairly ensure others within the department are following those processes.
§ Lead department with the goal of getting buy-in and support from those under your direct supervision as well as co-workers within other divisions.
- Develop proficient knowledge of estimating software. This will include the ability to create, copy, and manipulate estimates accurately and efficiently.
- Adequately manage Bid Requests/Opportunities to ensure that customer needs are being met in a timely manner.
- Ensure that accurately detailed estimates and proposals are being produced to the highest J.R. Johnson standard.
- Ensure that estimating processes are being followed. This may include but not be limited to ensuring that the following critical tasks are being completed: proper data collection and data organization (i.e., take offs, take off spread sheets, photographs), procurement of project specific subcontractor and material pricing, creation of accurate estimates and Bid Summaries, and proper filing of documents (field notes, photos, subcontractor/material pricing, bid documents, estimates, etc.).
- Ensure that provided and/or architect designed scopes of work are fully understood, meet the project needs, customer's expectations, and are in line with J.R. Johnson standards.
- Take measures and develop systems/processes to ensure that "design build" scopes of work meet the project's needs, customer's expectations, and are in line with J.R. Johnson standards.
- Thoroughly review estimates, proposals, and bid packages to ensure that accurate pricing information is being delivered and to reduce J.R. Johnson risk/exposure against improperly estimated projects and substandard proposals. Included in this is identifying conditions or items that need to be clearly clarified, excluded, or otherwise communicated to the customer to limit J.R. Johnson risk/exposure.
- Work to develop and improve estimating tools, systems, and processes with the goal of maximizing efficiency and accuracy of both estimates and proposals.
- Work to improve the estimating database and template system.
- Develop functioning knowledge of Timberline software in the areas directly related to project management. This will include the ability to create subcontracts, purchase orders, and change orders, as well as track actuals vs estimates.
- Develop proficient knowledge of existing production processes. Revise existing and create new processes as necessary.
- Oversee and manage all required labor, materials, equipment, project documentation (written, photo, and other), and financial tracking on Roofing Department projects. Track and be able to accurately report on the financial health of Construction Department projects that are in progress. Make use of existing processes and tools as necessary, create new if required.
- Have and/or develop a basic understanding of Microsoft Word, Excel, Project, and Outlook.
- Provide budget projections for all Construction Department jobs with information updated on a weekly basis.
- Maintain accurate schedule of jobs including, labor requirements, schedule compliance, and availability to handle upcoming work.
- Mentor, train, manage, and lead Construction Department personnel. All training and mentoring should be done with the focus on getting others to understand our processes, understand why the processes are important, and motivate them to want to follow them.
- Meet with Construction Department personnel as needed to review current gross margins, schedules, quality, and budget compliance on all Roofing Department projects.
- Mentor, train, and monitor production personnel to ensure that awarded projects are completed accurately, efficiently, and to the highest standards.
- Ensure in-office and/or field preconstruction meetings are held with key project team members to review the contracted job in detail as a part of the hand-off process.
- Manage production and quality control to ensure maximum efficiency/productivity and while at the same time minimizing J.R. Johnson's risk.
- Respond to and implement solution(s) to all warranty issues within one week; follow up on a weekly basis to ensure complete resolution; assign appropriate team member(s) to complete the warranty work.
- Ensure that all projects are completed and closed out in a timely fashion with the goal of a zero punch-list after final inspections. Closing out will include but may not be limited to final inspections/closed permits, certificate of completion signed by the client, and project close-out documents.
- Ensure timely and accurate project invoicing and collections.
- Stay in compliance with all OSHA, EPA, and JRJ standards.
- Establish and maintain relationships with potential and existing clients with the goal of obtaining opportunities and closing sales. Regularly meet with current and prospective clients as necessary to achieve both goals.
- Develop and nurture relationships with clients to make them raving fans of JRJ by way of coffee, lunches, happy hours, Moda Center events, dinners, etc.
- Make presentations at industry events, client events, and/or client meetings.
- Regularly attend and participate in project interviews when necessary and applicable with the goal of "closing the deal".
- Attend/volunteer for marketing functions and interact with clients, owners, consultants, vendors, and other industry partners.
- Return all phone calls and emails within one business day.
- o Follow up with clients within 30-60 days of receiving final payment to request feedback on what J.R. Johnson did well and how we might improve.
- o Increase business opportunities, sales, revenue, and profits on a yearly basis at a sustainable level of growth and/or as necessary to achieve agreed upon growth goals.
