Lead Maintenance Person for Property Management Company / Springfield Ohio
ROOST Real Estate Co. is seeking a highly skilled and reliable Lead Maintenance Person to join our residential property management team. As a Lead Maintenance Person, you will be responsible for ensuring the smooth operation and upkeep of our residential properties. You will perform a wide range of maintenance tasks, including repairs, installations, inspections, and general upkeep. The ideal candidate is a detail-oriented individual with a strong background in residential property maintenance, excellent problem-solving skills, and a commitment to delivering exceptional service.
Responsibilities:
1. Perform a variety of maintenance and repair tasks, such as plumbing, electrical, carpentry, painting, and HVAC repairs.
2. Respond promptly and efficiently to maintenance requests from tenants or property management staff, ensuring that all issues are resolved in a timely manner.
3. Maintain accurate records of all maintenance and repair activities, including work orders, invoices, and equipment maintenance logs.
4. Monitor and maintain the inventory of maintenance supplies, tools, and equipment, ensuring an adequate stock level is maintained at all times.
5. Conduct preventive maintenance tasks to minimize the risk of equipment failure and prolong the lifespan of property assets.
6. Stay updated on industry best practices, building codes, regulations, and safety standards to ensure compliance and efficient operations.
7. Provide exceptional customer service to tenants, addressing their inquiries, concerns, and requests in a professional and courteous manner.
Qualifications:
1. High school diploma or equivalent; additional technical certifications or trade licenses are a plus.
2. Proven experience in residential property maintenance, with a strong working knowledge of various trades, including plumbing, electrical, carpentry, painting, and HVAC systems.
3. Strong problem-solving and troubleshooting skills, with the ability to identify issues, propose solutions, and implement repairs efficiently.
4. Proficiency in using maintenance tools, equipment, and technology, including hand and power tools, diagnostic equipment, and computerized maintenance management systems (CMMS).
5. Excellent organizational and time management skills, with the ability to prioritize tasks and handle multiple projects simultaneously.
6. Strong interpersonal and communication skills, with the ability to interact effectively with tenants, property management staff, and external contractors.
7. Attention to detail and a commitment to delivering high-quality workmanship.
8. Physical stamina and the ability to lift heavy objects, climb ladders, and perform tasks that require bending, stooping, and standing for extended periods.
9. Valid driver's license and a clean driving record.
10. Availability to respond to maintenance emergencies outside of regular working hours when necessary.
