Job Summary:
Ensure the physical building and community campus are safe, properly functioning, looking well-kept and presentable. Ensure compliance with all applicable federal, state, and local rules/regulations. Provide ground and building maintenance and housekeeping duties as assigned by Executive Director and in accordance with community policies and procedures.
Duties & Responsibilities:
Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, and objectives utilizing policies and procedures of the Environmental Maintenance department
· Supervise the overall maintenance operation of this community
· Perform repairs and general maintenance on equipment and buildings, completes all work orders
· Orders supplies and equipment as needed within budgetary guidelines
· Test emergency generator weekly and monthly as required by State and Federal regulations
· Keep detailed records as per Federal, State and Local regulations and submit to the Executive Director as required or requested
· Maintain the building in good repair and keep free of hazards such as those cause by electrical, plumbing, heating and cooling systems and in compliance with Federal, States and Local codes and regulations
· Perform routine maintenance and repair work such as painting, minor carpentry repair work, changing light bulbs, and various other routine maintenance tasks and monthly maintenance checks
· Assures work areas and storage rooms are maintain in a neat and orderly fashion
· Ensure all exit doors are properly working, locking (if applicable) and are free from debris
· Attends monthly in-service education programs to meet community regulation requirements
· Assists in hiring process including screening applicants, interviewing, hiring, orientation, evaluation, and supervision of maintenance personnel
· Coordinates schedule to assure grounds are well cared for including any litter or debris on sidewalks, and erosion challenges are addressed timely
· Coordinates and participates in fire safety program, mandatory fire drills and inspects fire extinguishers as per Federal, State, and Local regulations
· Arrange for and manage outside repair, maintenance, and construction services according to Hearth policy and procedures when required
· Maintain work records and schedules for routine preventative maintenance
· Adhere to confidentiality policy regarding information concerning residents and employees HIPPA
· Comply with Residents Rights and Hearth Management policy and procedures
· Must complete Quality Assurance/Performance Improvement audits monthly and attend meetings
· Maintain a clean and safe community vehicle
· Performs other duties as assigned by Executive Director
Experience
-Must be familiar with NYS DOH Regulations for assisted living/enriched housing.
- Previous experience in environmental services or custodial work preferred
- Familiarity with OSHA guidelines and regulations
- Knowledge of proper floor care techniques and cleaning procedures
- Ability to work independently and follow instructions accurately
- Strong attention to detail and ability to prioritize tasks effectively
