GENERAL RESPONSIBILITIES:
The Construction Superintendent, you will plan, direct and coordinate activities pertaining to the construction, renovation, and maintenance of an assigned multi-family property in accordance with company policies, property documents, contract agreements and governmental regulations. Ultimately, the Construction Superintendent’s duties are to ensure that all projects are completed on schedule, within budget, per contract agreements and will meet The Highest Standard.
ESSENTIAL JOB FUNCTIONS:
- Assists the Project Manager with conducting property inspections, obtaining all necessary permits, facilitating a project schedule, job reports and meeting and/or beating budgets.
- Coordinates scheduling inspections with local building inspectors and local fire authorities.
- Meets with property manager and property maintenance staff upon closing to ensure necessary punch items and scope has been met
- Evaluates specifications for plan procedures, start and completion dates are met and proper trade partners are secured and notified.
- Ensure all safety policies are followed by THS employees, trade partners and anyone in or around the construction zone.
- Inspects/documents the property and /or units under construction on a regular basis to ensure the work conforms to specifications, budget and schedule and initiates any repair or replacement needs and/or adjustment of working procedures. Regularly communicates with the project team regarding unit and property improvement status.
- Assists PM in approving invoices pertaining to the construction project
- Ensure work is done per schedule per contract on time on budget with proper scope of work
- Documents all daily/weekly reports in Procore for PM and customers. Sends weekly report via email to the managing team.
- Assists in procuring materials, trade partners, and vendors for project.
- Must be able to use required phone applications to document job progress and reporting.
- Must understand and be to read and speak English fluently.
- Performs other related duties as assigned.
QUALIFICATIONS:
Strong communication skills; thorough and attentive to details; able to prioritize and multitask; proactive and deadlineoriented. Be schedule driven. Ability to read and understand work orders, blueprints, safety rules, operating and maintenance instructions, budgets and procedure manuals. Ability to interact effectively with customers, vendors and employees at all levels of the organization.
