POSITION: Senior Building Maintenance Techician
Salary/Hours:
- PayScale: Classified
- Pay Grade: 11 ($29.35 - $64.85/hr)
- Position Length: 12 months
- Hours: Full time unless otherwise specified
JOB SUMMARY: Oversees mechanical systems to include building automation controls division wide.
KNOWLEDGE, SKILLS, AND ABILITIES:
- Awareness of fire and health safety involved in the care of the building.
- Knowledge of the occupational hazards of any task.
- Willingness to attend skills workshops and/or seminars as needed.
- Ability to read and follow directions.
- Ability to work with others.
- Ability to do some moderate lifting and/or moving of furniture.
- Serve as role model.
- Ability to effectively communicate in person, electronically, and by phone.
- Ability to read/understand blueprints, and wiring diagrams
- Ability to use email, and Microsoft office.
Requisite Education and Experience:
- Must possess a high school diploma or equivalent (GED).
- Must possess and maintain a valid Virginia Driver License.
- Must possess a knowledge of electrical circuit fundamentals.
- Must possess a knowledge of the cycle of refrigeration.
- Must possess basis diagnostic skills used to troubleshoot control systems.
- Must possess a Universal CFC refrigerant certification.
- Virginia Tradesman HVAC license preferred.
PRINCIPAL RESPONSIBILITIES AND DUTIES: (including but not limited to the following)

Complies with all school laws, State Board of Education regulations, and all policies and regulations made by the School Board and Superintendent.
- Performs all duties deemed necessary by the School Board and Superintendent for the efficient and successful operation of the school system.
- Services, inspects, and maintains mechanical systems.
- Programs and adjusts temperature set points, and operational schedules to cover comfort system requests.
- Troubleshoots and repairs control system components to include building automation systems BAS, variable frequency drives, and intelligent programmable controllers,
- Serves as the lead for the HVACR systems and technicians.
- Coordinates and schedules proactive preventative maintenance for mechanical equipment.
- Maintains safety compliance in mechanical rooms.
- Stays current on safety and code compliance of mechanical systems.
- Troubleshoots and repairs refrigeration systems and maintenance to include other food service equipment.
- Maintains, troubleshoots, and repair of heating ventilation and air conditioning systems.
- Completes work order requests in a timely manner.
- Responds to and evaluate air quality concerns, conditions, etc.
- Delivers excellent customer service.
- Assists within the facilities department when needed.
- Installs heating, ventilation, air conditioning, and refrigeration equipment.
- Assists with snow removal.
- Evaluates tool and equipment needs for HVACR technicians.
- Performs other duties as assigned.
PHYSICAL REQUIREMENTS
Must have the ability to effectively communicate and interact with other staff and the public through the
use of the telephone and personal contact as normally defined by the ability to see, read, talk, hear, handle, or feel objects and controls. Physical capability to effectively use and operate various items of office related equipment such as, but not limited to, a personal computer, calculator, copier, and fax machine. Some climbing, stooping, kneeling, crouching, reaching, standing, walking, pushing, pulling, lifting, grasping, and repetitive motions will be required.
