Job description
-Responsible for meeting revenue and expense goals; vacancy figures, per-unit costs, rental growth, utility figures, and payroll expenses
-Work with top management / Kim in determining capital improvement and renovation schedules – prioritizing goals
-Accountable for meeting capital improvement and renovation goals within budget
-Meet with vendors for Cap-Ex projects and gather bids where necessary
-Provide weekly progress reports to top management and owners
-Accountable for maximizing curb appeal and the cleanliness of properties
-Provide portfolio-wide leadership and relay operational goals to all satellite offices
-Oversee inventory initiatives; Assess weaknesses; and develop solutions
-Enforce operational policy
-Oversee staffing and development; supervise and evaluate employee performance; and make personnel recommendations
-Handle high-level operational emergencies and issues; provide resolution of resident issues
-Maintain appliance database and track
-Assess opportunities and risk factors for portfolio; provide revenue-generating solutions or expense-saving strategies
-Meet with owners, bank reps, insurance inspectors, city officials/prospective buyers for property inspections

Pay: $90,000.00 - $95,000.00 per year
