VAAS Builders, founded by brothers Raipher and Joseph Pellegrino, has a long history of new development and the repurposing of older structures, often of historical significance, many with environmental concerns as well as building and ground mounted solar infrastructure construction projects. VAAS has extensive commercial construction and renovation experience in the healthcare, education, and retail sectors. VAAS maintains in-house horizontal construction (site, foundation/formwork, solar), vertical construction (carpentry and masonry), and sister MEP companies (plumbing, HVAC, and insulation). We operate primarily as a design/build firm, using a close-knit team of designers, subcontractors, and project managers to bring projects from concept to completion.
Site/Civil Construction Manager
Primary responsibilities include managing all site and civil aspects for building and ground mounted solar infrastructure construction projects. Manage all permitting and construction of public and private land development projects ranging from $10,000 to $20,000,000 in value. Additional requirements include managing site construction teams and sub-consultants. Participate in weekly meetings with the management team for coordinating, and reporting. The position reports to Director of Project Management and works closely with Building Construction, Operations, and Facilities Maintenance teams.
Job Description
Project Construction Management
- Manage all aspect of a site construction project from plan intake and estimate assembly, through contract execution and final closeout
- Manage site construction operators, crews, and sub-consultants on multiple project sites.
- Manage heavy equipment needs and oversee equipment maintenance on multiple project sites
- Administer Owner/General Contractor and General Contractor/Subcontractor agreements
- Be proficient in estimation and project management specific to the site civil and building construction covering a wide range of work scopes
- Develop Schedules of Value, co-lead purchasing and buyouts with General Manager
- Process requisitions and approved payments to design consultants, subcontractors, and vendors
- Participate weekly construction meetings for ongoing construction projects
- Assist the project management team the project close‐out process, procure the final payment, and facilitate quality control and assurance as well as commissioning and warranty oversite
- Participate in design meetings for potential and ongoing development projects as related to site/civil
- Initiate project start-up, subcontractor selection guidelines, mobilization, site logistics plans, and set up of all project management protocols and systems
- Develop written scopes, construction schedules, provide input to weekly look-ahead schedules and develop necessary recovery options with the Operations Manager, Assistant Project Managers, and Construction Supervisors
- Develop and direct the set-up of the documentation and reporting submittals and request protocols and systems with the Project Management team, Operations, and Facilities.
Position Requirements
- 4-Year engineering degree or equivalent experience
- Working knowledge of structural, mechanical, and electrical civil and building practices and concepts.
- Innovative and effective management techniques to maximize employee performance.
- Proficient with scheduling software (Procore, Microsoft Office/Project etc.), project management software, and industry practices, processes, standards, and their impact on project activities.
- Confidence in directing and coordinating staff, sub-contractors, and consultants.
- Exceptional organizational skills, ability to make independent decisions and multi-task.
- Knowledge of how to bid and win site work
- Experience in building site work teams and crews
- Ability to generate business in the private market for site work
