Well respected GC/CM in Philadelphia vicinity is seeking a Project Manager to join our team! You will oversee project planning, scheduling and implementation. Looking for detail oriented person with minimum of 10 years experience as a PM.
Position Summary
Provide management oversight for all phases of the construction project including coordinating labor and subcontractors, materials and equipment, payment processing, ensuring that specifications are being followed, and work is proceeding on schedule and within budget.
Essential Duties and Responsibilities
The essential functions include, but are not limited to the following:
- Lead in the development of high-performance teams through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff including timely completion of employee performance appraisals.
- Manage and develop assigned staff toward maximum job performance.
- Develop and improve upon assigned client relationships fostering a “trusted advisor” status.
- Understand and administer Delran's contract and subcontract agreements.
- Foster and enhance architect, subcontractor and vendor relations.
- Establish, update, and communicate the Master Project Schedule and manage its implementation.
- Manage the Quality Assurance/Quality Control (QA/QC) program.
- Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions.
- Understand, comply and advise others on Delran's business ethics and compliance programs.
- Demonstrate high standard of persona; accountability and integrity. Mentor staff to the same high standards.
- Manage and oversee field operation and engineering processes and procedures.
- Drive enforcement of safety protocols by the project staff.
- Work with Accounting to initiate the Owner Pay Application process and follow up to ensure payment is received in a timely manner.
- Keep management informed on progress for project and budget through regularly scheduled Operations/Cost Analysis Review Meetings and monthly cost reports
- Buy out jobs in a timely fashion
- Provide hours/cost codes to supers at start of jobs
- Provide all subs, scopes, names, numbers to supers for each job prior to that contractor starting work. Scopes are to include contact information including name and phone numbers.
- Complete cost projections each month
- Track all bill, invoices, change orders, etc. on a project specific log
- Review submittals and get information to super promptly
- Review shop drawings in conjunction with field super
- Provide supers with copies of all exclusions, clarifications and proposals from the original estimate so they have all up-to-date information
- Review and approve sub invoices and change orders in a timely fashion so work progress is not impeded
- Compile and submit owner change orders in a timely fashion so billings can be submitted
- Responsible for closing out projects in a timely manner
- Other duties as assigned
Minimum Qualifications (Knowledge, Skills, and Abilities)
· Ten years related experience
· Thorough knowledge of construction cost, scheduling, estimating, purchasing, and
engineering principles and techniques, as well as accounting principles
· Proven written and verbal communication abilities proficiency with computer
applications, including Microsoft Office Suite of programs.
· Must have advanced presentation skills.
· Ability to read, understand and interpret contract documents, drawings, specifications,
scopes of work, and project schedule.
· Demonstrated leadership and interpersonal skills.
