JOB RESPONSIBILITIES & QUALIFICATIONS
Sole responsibility of overseeing and maintaining the physical condition and general upkeep of the community following operation and safety standards.
To be able to lead, direct and supervise all maintenance employees assigned to the community.
Pursue customer service issues to resolve and ensure customer satisfaction.
Manage and thoroughly complete work orders within the expected timeframe according to policy and standards of the organization.
Maintain the administration of all maintenance related functions including tracking of inventory, data entry, and maintaining safety records within database.
Schedule or perform proper testing and maintenance of community systems including pumps, boilers, fire control systems, elevators, backup generators, smoke and carbon monoxide detector systems, etc.
Schedule and perform regular inspections of the community, including pre move-out inspections, move-out inspections, and preventative maintenance inspections.
Manage all landscape maintenance not limited to pressure washing, irrigation system repairs, and watering of lawn/landscape ensuring common areas are properly maintained.
Oversee contractors when professional services and repairs are necessary.
Promptly and professionally respond to after-hours emergency calls. Create, update, and enforce the community’s on-call schedule for all after-hours emergency response.
Ensure safety, cleanliness and organization of utility rooms and workshops.
Watch for inclement weather conditions, and remove snow and ice as needed.
Maintain appropriate quantities of equipment and supplies within budget restraints. Promptly place regular supply orders with approved vendors.
Ensuring proper security practices including appropriate key control procedures.
3 years of supervisory level maintenance experience preferred.
Fully capable and efficient in all aspects of maintenance operations including electrical, plumbing, pool maintenance, appliance repair, carpentry, and painting. Ability to manage and complete all make-ready apartment homes including painting, flooring, cleaning, rekeying, and general repairs, according to company standards. Facilitating all aspects of the community’s physical upkeep including community grounds, pool and spa, common areas, lighting, trash compactor, pet stations, building exteriors, railings and stairs, controlled access buildings, and amenities to keep areas clean, operational, and safe for all residents and guests.
Exudes exceptional customer service to address the needs of residents in a friendly and professional manner.
Proficient using MS Office Suite (Word, Excel, PowerPoint, and Outlook) and property management software, preferably Yardi.
Excellent written and verbal communication skills.
Ability to regularly lift and/or move up to 50 pounds independently and occasionally lift and/or move up to 100 pounds with assistance. Provide own hand tools.
High school education or equivalent required.
Must be able to speak, read and write English in a manner sufficient to carry out duties.
Successful completion of background check and drug screen required.
Must be legally qualified to work in the U.S. meeting I-9 guidelines.
Job Type: Full-time
Pay: $33.00 - $37.00 per hour
