Job Details:
The Regional Property Manager is responsible to Oversees the day-to-day operations activities of designated multifamily communities. This includes the comprehensive administration and management of property managers, senior property managers, and other property team members. This role actively contributes to sustaining the optimal condition of physical assets and achieving the highest net operating income for the assigned portfolio while upholding the property's visual appeal and service standards.
Key Responsibilities:

Oversee operational and financial management of 6-9 apartment communities in an assigned geographic region.

Facilitating the seamless operation of each community in collaboration with the Asset Manager, this role involves comprehensive oversight across various operational facets. Responsibilities encompass supervising maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, and more. This general approach ensures the efficient functioning of each community and contributes to the overall success of property management.

Delivering exceptional customer service and effective communication to both our residents and potential tenants, aiming to elevate customer satisfaction and boost renewals, revenue, reputation, and overall profitability.· Fostering the growth, guidance, leadership, and efficient management of high-achieving, diverse team members. This includes leasing, customer service, maintenance, and management personnel with the goal of optimizing their commitment, motivation, and reducing turnover.

Oversee the daily operations of the entire on-site team, ensuring strict adherence to Vidalta’s policies and procedures.

Cultivate an effective on-site staff by conducting comprehensive interviews, making hiring decisions, and, when necessary, managing terminations.

Cultivate a diverse and inclusive workplace, promoting an environment that values every team member.

Collaborate closely with property team members to implement and execute the company's programs, ensuring alignment with the company brand.

Play a key role in developing and executing marketing plans for communities within the assigned portfolio.

Demonstrate a comprehensive understanding of competitive properties and maintain market knowledge of all assets in the portfolio.

Act as a Company culture ambassador, proactively reinforcing core values in the day-to-day work of all team members.

Attend all scheduled inspections and reviews, actively participating in the evaluation process.

Conduct regular audits of resident files, focusing on proper documentation to ensure compliance with established procedures.

Stay informed about relevant laws and agency regulations, including fair housing, sexual harassment, disability accommodations, and landlord-tenant relationships, applying this knowledge to company policies and procedures.

Perform routine property inspections to identify safety hazards, property damage, and necessary repairs, collaborating with the maintenance staff for prompt resolution.

Requirements:
Experience and Education Requirements

Bachelor’s Degree from a four-year college; however, relevant experience may be considered in lieu of a degree.

Preferred qualifications include holding a CAPS/CPM certification, Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification.

Minimum 3 – 5 years of experience as Regional Manager and 5 – 7 years of people management experience.

Strong financial aptitude and analytical skills. Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action.

Strong, positive, motivational leadership style in managing multiple teams to success.

Experience in writing and maintaining budgets.

Proficient in Onesite or other similar property management software

Computer literate, including Google or Microsoft Office Suite

Must be detail oriented and able to focus with frequent interruptions.

Maintains confidence and protects operations of business by keeping information confidential.
