Maintenance Technician/Porter
We are currently seeking an experienced Maintenance Technician/Porter to join our team in Rancho Cucamonga, CA 91730.

Advanced Property Services Management, Inc (APS) was formed in 1974 to manage C&C Development’s investment property portfolio. We are a full-service property management company that manages affordable multi-family communities, including both family and senior communities. We maintain a commitment to all of our residents, managing properties to the highest standards possible providing a safe place to live. We are currently looking for porter/maintenance for a 60-unit property for seniors in Rancho Cucamonga, CA.
About the role:
Maintenance/Porter is responsible for maintaining the interior and exterior of their assigned apartment complex. They must ensure the proper operation of all appliances, heating and cooling units, plumbing, and light fixtures. Duties will primarily include regular janitorial items.
What you’ll do
- Maintaining cleanliness and curb appeal throughout the apartment community.
- Maintaining cleanliness of office/community/laundry room daily.
- Inspect property for cleanliness, trash removal, graffiti, etc.
- Remove trash from property grounds.
- Cleaning of the dumpsters/trash/common areas.
- Exterior light inspections.
- Inspect roofs for obvious failures of flashing and debris.
- Perform preventive/light maintenance as assigned.
- Respond to tenant maintenance requests in the individual apartment units.
- Inspect vacant apartments for water damage, leaks, mold/mildew, etc.
- Install new appliances and dispose of old ones.
- Maintaining mechanical rooms, pump rooms, etc.
- Perform maintenance on apartment turnovers before move in.
- Repair appliances and heating/cooling units as needed.
- Repair plumbing as needed.
- Maintain frequent communication with the property manager.
- Employee must be available for emergency after hour calls.
- Follows company procedures regarding safety and emergencies.
- Attends employee meetings and training seminars, as requested.
- Assist property manager in the management of subcontractors or perform the work normally assigned to a subcontractor based on the skill set of the employee.
- Confidentiality of any/all sensitive information is a must.
- Adheres to Fair Housing Laws.
- Other duties as assigned.
Our ideal candidate:
Education and Experience
- Minimum of High school diploma or equivalent
- 2+ years of apartment maintenance experience and/or janitorial experience
Skills and Abilities
- Employee must have ability to work independently with little direct supervision.
- Ability to balance multiple priorities.
- Experience with basic electrical, plumbing, and refrigeration preferred.
- Ability to lift up to 50 pounds, reach, stand, climb ladders, bend, pull, push, twist, and kneel.
- Must have a valid driver’s license and clean driving record and clean criminal background.
- Must have own transportation.
- Working knowledge of how to use computers.
