Overview:
We are seeking a highly experienced and dynamic Vice President of Development to join Mission10K and lead our build-to-rent and apartment development initiatives. The VP of Development will play a crucial role in overseeing the entire development process, from initial land acquisition through construction and final handover. This role will supervise the Director of Acquisitions, the Director of Pre-Development and the Director of Construction, and their teams, ensuring all projects align with the company's strategic goals and are executed efficiently and effectively.
Key Responsibilities:
1. Strategic Leadership:
- Develop and implement the overall development strategy in alignment with Mission10K’s goals.
- Lead and manage the development team
- Collaborate with the executive team to identify new opportunities and refine development processes.
2. Project Acquisition:
- Oversee the identification and acquisition of properties suitable for development.
- Manage the due diligence process, including market analysis, financial modeling, and risk assessment.
- Manage negotiations including terms and relationships with sellers, brokers, and other stakeholders.
3. Pre-Development:
- Manage the pre-development phase, ensuring all necessary studies, surveys, and analyses are conducted.
- Oversee zoning and entitlement processes, working closely with local government agencies and community groups.
- Secure necessary permits and approvals, coordinating with legal and regulatory teams.
4. Project Management:
- Develop detailed project plans, including budgets, schedules, and resource allocation.
- Coordinate with architects, engineers, contractors, and other external partners to ensure project milestones are met.
- Monitor construction progress, ensuring adherence to quality standards, timelines, and budgets.
5. Financial Oversight:
- Prepare and manage project budgets, ensuring cost-effective use of resources. This is a critical skill
- Work with lenders, build proformas
- Track and report on financial performance, providing regular updates to senior management and investors.
- Identify and mitigate financial risks, ensuring projects remain viable and profitable.
6. Team Development:
- Foster a culture of continuous improvement, innovation, and excellence within the development team.
- Mentor and develop team members, providing guidance and support to enhance their skills and career growth.
- Promote a collaborative and inclusive work environment, encouraging open communication and teamwork.
7. Stakeholder Management:
- Build and maintain relationships with key stakeholders, including investors, community leaders, and government officials.
- Represent Mission10K at industry events, conferences, and public forums, promoting the company’s vision and objectives.
- Ensure transparent and effective communication with all stakeholders, addressing concerns and providing updates as needed.
Qualifications:
- Bachelor's degree in Real Estate, Business Administration, Engineering, or a related field. An advanced degree is preferred.
- A minimum of 10 years of experience in real estate development, with a proven track record of managing large-scale commercial projects.
- Strong leadership skills with experience in managing and developing high-performing teams.
- In-depth knowledge of the real estate development process, including acquisitions, pre-development, construction, and project management.
- Excellent communication and interpersonal skills, with the ability to build and maintain relationships with internal and external stakeholders.
- Strong analytical and problem-solving skills, with a keen attention to detail.
- Ability to work in a fast-paced, dynamic environment and manage multiple projects simultaneously.
Salary:
- $150k Annual salary
- up to $25k in annual bonuses
Benefits:
- Paid time off 2 weeks (10 working days), going up to 3 weeks (15 working days) after 24 months, plus standard US Holidays.
- Please note - This is a full-time contract position with no additional benefits - you will receive a 1099 each year.
Required travel:
- 10 to 15% (~2x per month)
