Summary/Objective
The Facilities Operations Manager is accountable for protecting, maintaining, and enhancing the value of residential and commercial real estate assets to maximize the owner's financial return and for the benefit of the tenants, consumers, and the community. This is accomplished by the direction and coordination of the portfolio’s operational activities. This incumbent represents the property owner to both the tenants and the public. The portfolio that the Facilities Operations Manager will be responsible for consists of 3 million square feet and over 60 properties.

- Act as the company's primary coordinator to ensure that the company’s efforts fully meet and exceed contractual property management obligations.
- Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, landscaping, tenant build-out, and other property operations for a large portfolio of properties.
- Supervise team of building engineers and operations admin staff.
- Manage preventive maintenance of facility equipment, including HVAC and office equipment for all properties.
- Conduct regular property inspections and ensure the upkeep and maintenance of all areas, inclusive of all fire and life safety requirements of the facility
- Keep a record of all the day-to-day maintenance and service activities undertaken at the properties.
- Evaluate the performance of subordinates and all outsourced vendor services.

- Comply with all corporate policies and the Occupational Safety and Health Administration Rules (OSHA) while carrying out maintenance functions
- Place orders for parts and equipment for replacement and ascertain the proper documentation of the same.
- Assist in developing operating income/expense budgets and capital budgets that reflect the owner's objectives for operating the property, cash flow requirements, and leasing strategy. Prepare this document to be used as an ongoing accounting reporting tool. Further accountability includes administration of budgets, operational review, and analysis of corrective action needed.
- Bid work for tenant improvement. Keep accurate records of current space conditions including roof, HVAC, utilities, and special circumstances. At all times keep the space in condition to show.
- Engage, contract, supervise, and approve invoices for all goods/services required to maintain the properties up to company and owner standards. Develop a network of emergency services and be available 24-hours and for weekend coverage as required.
- Manage tenant relations and coordinate requests for repairs and maintenance, understanding rent charges, lease issues, and other tenant concerns.
- Establish and maintain collaborative working relationships between departments, with coworkers, and particularly with other members of a project team. Prepare for team meetings, in advance, and act as chairperson for the meeting.
