Overview:
We are seeking a highly organized and experienced Property Manager to oversee the day-to-day operations of our properties. As a Property Manager, you will be responsible for identifying new and existing real estate opportunities that will maximize MSI Realty's portfolio performance. In addition, this position will be responsible for completing a market analysis of existing rental properties along with future redevelopment opportunities. You will be responsible for the preparation and reporting on budgets, schedules, customer service, and financial performance of Sunrise Development LLC and MSI Realty LLC.
Duties:
- Performs lease analysis based on property type, location, and value. Presents recommendations in a clear and understandable manner when communicating with management or customer.
- Compares market trends, demographics, and vacancies. Presents recommendations to facilitate planning process.
- Creates and analyzes financial statements to guide property decision making.
- Utilizes zoning regulations and historic considerations in planning and development process to assist decision making, and property analysis.
-Provides property management guidance on commercial and residential real estate.
- Establishes areas of opportunity and contact potential prospects.
- Presents property design proposals with return-on-investment analyses. Determine the project deliverables and specifications, including the project scope, necessary project resources, and estimated labor needed by collaborating with clients, sub-contractors, engineers, and architects.
- Collaborates with Marketing department to advertise vacant spaces and show properties as needed.
- Manages projects to ensure seamless transition from prospective client to tenant following tenant onboarding process
- Calculates the cost estimate of all project details and accurately manage the project budget
- Plans and schedules the entire construction project, including construction operations and timelines to make sure project deadlines are met. Uses scheduling software to update schedules, track progress, and document project progression.
- Obtains permits and works collaboratively with zoning and permitting officials to ensure requirements and compliance.
- Assists with administering tenant occupancy including providing the new tenant with an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures.
- Collaborates with Finance team routinely to ensure rents, utilities, property maintenance billing and collections are accurate and paid on time.
- Plans project resources needed (labor, equipment, sub-contractors, and materials) from start to finish with attention to budgetary cashflow incoming and outgoing
- Collects and organizes all property information in a format for quick reference, including property maps, floor plans and attributes.
- Collaborates with MSI Realty Team and Contractors as needed to address prospective and current tenant requests.
- Maintains outlook calendar and communicates with team at weekly meeting
- Ensures all SRD work order requests in Zeus are assigned to appropriate personnel and completed on time to customers satisfaction
- Prioritizes emergency issues based on business need and schedule team to resolve issues accordingly
- Utilizes Zeus to create PO’s or EPO’s for all materials needed
- Inspects properties for cleanliness and upkeep using 5S principles and reports performance monthly
- Plans and schedules routine maintenance tasks needed for each property. Verifies completion.
- Communicates the status of the building properties to key stakeholders.
- Prevents injuries, slowdowns, and project risks by demanding complete adherence to health and safety standards on property sites, and reporting/resolving safety regulation issues promptly
- Develops a training plan for staff so all employees have the skills to perform assigned work and back each other up
- Provides customer service support to Airbnb properties
- Performs other duties as required.
Experience:
- Prior real estate, property development or related field experience REQUIRED.
- Prior marketing and/or sales experience HIGHLY DESIRED
- Strong working knowledge of Microsoft Office Suite REQUIRED
- Excellent communication skill, both written and verbal
- Ability to multitask, prioritize responsibilities, and meet deadlines
