An established North Miami Beach/Sunny Isles shopping center developer has an immediate opening for a Shopping Center Property Manager to manage a portfolio of retail properties in the Broward County, FL area. The property Manager will primarily work in Broward County and not at the Sunny Isles Beach Office.
Specific responsibilities include, but are not limited to the following:
- Oversee ongoing tenant and property management and operations, including troubleshooting any maintenance issues which arise.
- Respond to emergency and urgent property issues.
- Making regular inspections of properties (all properties are within a 10-mile radius of North Miami Beach).
- Coordinate tenant improvement jobs with tenants and contractors.
- Create and maintain positive relationships with Company’s national and regional tenants, vendors, and contractors.
- Show vacant space to prospective tenants and respond to questions regarding tenant improvements
- Managing/supervising maintenance staff in the field
- Keeping detailed lists of ongoing maintenance and property issues
- Scheduling maintenance employees and keeping a detailed record of hours
- Purchasing/ordering maintenance supplies
- Coordinate with third-party vendors (i.e. obtaining and reviewing bids and proposals, reviewing invoices, coordinating vendor schedules)
- Handling tenant maintenance issues
- Communicate with upper management regarding ongoing issues and solutions
Requirements & Experience
- Familiarity with property management (minimum 2-5 years of property management, operations, or construction experience).
- General knowledge and experience with building maintenance and construction (HVAC, plumbing, carpentry, drywall, electrical, site work, alarm systems, etc.).
- The ability to efficiently prioritize while handling multiple projects in a fast-paced environment.
- Customer service, problem analysis, independent judgment/action.
- General computer skills (Word, Excel, and other Microsoft Office products).
- Excellent communication skills (verbal and written).
- Highly organized, detail-oriented, self-starter, and the ability to work independently.
- Reliable transportation (i.e. you must have your own car) and the ability to travel (local area only – no overnight trips).
- Impeccable ethical standards.
- Bilingual - fluency in both English and Spanish preferred.
- This position may require you to work after hours on occasion and the ability to respond to property alarms and/or emergencies.
