PROPERTY MANAGER
Bond Companies is a leading real estate development and investment firm with offices in Los Angeles and Chicago. Our team is growing, and we have an immediate need for a full-time multifamily Assistant Property Manager to bring new assets to market. We are expanding our Los Angeles portfolio and looking for an all-star who wants to help build our brand and take us to the next level. The role will focus primarily on a Class-A, ground-up development in the Hollywood area.
The Assistant Property Manager will be responsible for implementing measures to build a community, collecting rent, managing maintenance and cleaning crews, managing third-party contracts and vendors, scheduling events, and communicating with the corporate office.
We are looking for an enthusiastic self-starter who is friendly, energetic and customer service orientated, while being well-organized, tech savvy and dependable.

Responsibilities
1. Lead, direct, and control all facets of the community to ensure quality services and a high degree of customer satisfaction to company standards and policies, while working within provided budgetary guidelines. Manage the overall financial and operational performance of the property, identifying areas of opportunity for additional revenue or optimization while working within the budget.
2. Train staff members on proper building management techniques and resident services, leading by example.
3. Review and allocate resident work orders and building maintenance requests to ensure timely completion.
4. Review daily job performance maintenance and janitorial team, conducting daily and/or weekly team meetings to encourage a high level of productivity and seamless onboarding of new technology.
5. Tour visitors and guests (this includes prospects, owners, investors, guests from corporate) to show amenities, apartments, model units, community, etc.
6. Ensure property is well maintained and problem free—this includes walking the grounds to ensure the property is tour ready and inspecting made ready apartments to ensure readiness for new residents or guests.
7. Obtain bids for all contract services and oversee routine capital projects as necessary.
8. Develop an annual marketing and community event plan that adheres to the community budget, evaluating success and presenting performance metrics on a monthly basis. This includes effectiveness of social media campaigns and participation rate/resident engagement at community events.
9. Analyze and evaluate monthly and/or quarterly financial statements, writing clear and concise reports to support the analysis.
10. Annually, prepare the annual budget for the following calendar year.
Software Requirements

Qualifications
1. Bachelor’s degree preferred.
2. 1+ years of multi-family property management experience in the greater Los Angeles area can be successful in this role
3. Superior communication, negotiation, and presentation skills with all levels of management, internally and externally.
4. Outgoing personality and the ability to thrive and lead a team in an entrepreneurial environment.
5. The ability to think creatively and manage a budget.
6. Strong leadership and administrative skills paralleled with exceptional customer service.
7. Knowledge of fair housing laws a must.
