Eva Property Group seeks a Maintenance Manager to service its apartment buildings in Richmond, Virginia. The three primary buildings are located on the VCU campus. Additional small apartment buildings are located in the Fan, and some single-family homes in Chesterfield. Approximately 160 doors in total.
You will be responsible for performing day-to-day maintenance, including handyman requests, preventative maintenance, and completing work orders in a timely manner. Knowledge of HVAC, electrical, plumbing, carpentry, and appliances is required.
Representative tasks include:
- Replacing in-sink garbage disposals
- Appliance repairs (e.g., replacing W/D door switches, water heater pressure relief valves)
- Drywall repair and painting
- Changing locks and cylinders
- Replacing faucets
- Installing electric hot water heaters
- Troubleshooting HVAC systems
- Replacing light fixtures
- Replacing sinks, cabinets and countertops
This is a hands-on job, not a management position. We are looking for someone who is proactive, can work independently, and will take ownership of the properties from a maintenance perspective.
This is the ideal job for someone who is looking for stability and predictability. The business is family-owned and will remain that way. We are not looking to grow but to continue managing what we have in a highly effective way. Our current maintenance manager has been with us for 30+ years and is retiring. We are are hiring for the long term.
The successful candidate will have a history of holding long-term employment in a similar capacity at apartment buildings or hotels.
The role is 40 hours per week, based out of our main building at the corner of W Cary and S Belvedere St. There may be the occasional after-hours emergency call.
You must own or have use of a pickup truck.
Responsibilities
- Respond promptly and efficiently to handyman requests. Common tasks include replacing in-sink garbage disposals, microwaves, unclogging toilets and drains, drywall repair, minor leak repair, and minor painting.
- Replace HVAC filters.
- Assist with apartment turnover (make-readies to include touch-up painting, drywall repair, and lock changes).
- Perform preventative maintenance.
- Work proactively and independently to address maintenance needs before tenants report them.
- Manage work of outside contractors (HVAC, plumbing, etc.).
Requirements
- 5+ years apartment maintenance experience or equivalent.
- Knowledge of HVAC, electrical, plumbing, carpentry, and appliance repair.
- Ownership of a pickup truck to haul appliances and equipment.
- Availability after hours for emergency repairs if needed.
- Stable work history.
- Strong professional references.
