General Description
Under general supervision, the Facilities Maintenance Technician I responsibilities include the general upkeep and maintenance of his or her specific property location(s). Performs highly diversified duties related to general maintenance involving plumbing, electrical, carpentry and HVAC.
Essential Duties and Responsibilitiesinclude the following. Other duties may be assigned.
· Provides maintenance services to existing tenants and maintains the up-keep and cleanliness of the common areas and grounds. Responds to service calls in a timely manner. Utilizes the work order system in Rent Manager to document labor, materials, and notes for resolution.
· Determines whether services are billable as indicated by the tenant lease. Updates electronic work order as appropriate to capture labor and material cost.
· Responsible for periodic property and safety inspections and records results for safety devices including but not limited to sprinklers, emergency lights, and exit lights.
· Performs grounds and building upkeep, including, but not limited to painting, snow removal, salting, weed whacking, tree trimming, electrical, plumbing, HVAC, etc.
· Builds business relationships and communicates tenant concerns to leadership if unable to resolve.
· Maintains company equipment including snow blowers, weed whackers, salt spreaders and other equipment. Promptly communicates the need for repair or replacement to their supervisor.
· Monitors all work being performed by outside contractors. Communicates issues to supervisor.
· Creates a work list for in Rent Manager for Field Crew Members and follows up on completions, questions, or concerns.
· Provides emergency and/or unscheduled repairs of equipment at properties and performs scheduled maintenance repairs. Acts as first responder prior to calling in trades personnel. Diagnoses problems, replaces and or repairs parts, tests, and performs adjustments.
· Performs regular scheduled preventive maintenance on equipment and facilities as needed.
· Uses a variety of hand and power tools, electric meters, and material handling equipment in performing duties.
· Detects faulty operations and/or defective materials and reports those and any unusual situations to proper supervision.
· Complies with safety regulations and maintains clean and orderly working areas.
· Complies with all company, local, city, state, and federal guidelines.
· Follows Buckingham’s internal policies and procedures and complies with Fair Housing (if applicable), state and federal laws.
· Participates in on-call responsibilities for 1 week, following the rotation with other Maintenance Technicians.
· Performs other duties as assigned.
Minimum Qualifications
· At least 2 or more years’ experience in general maintenance involving plumbing, electrical, carpentry and HVAC.
· High School Diploma or GED.
· Valid and clean Driver's License with means of transportation.
· Familiar with power tools and forklift operation.
· OSHA 10 hour course a plus. Required after hire.
