Property Maintenance Technician:

Real estate experience in student housing, multifamily, or single family maintenance is a MUST.
Job Description :
The Maintenance Technician is responsible for responding to maintenance requests as instructed by the Property Manager in a timely and professional manner. This position ensures that the physical aspects of the property meet the Company’s established standards and any applicable laws.
Responsibilities include, but are not limited to:
- Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, carpentry, dry walling, exterior structural, and appliances.
- Ensures that work order requests are responded to promptly and professionally with courtesy.
- Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
- Provides on-call service when scheduled and performs emergency maintenance work when required.
- Ensures residential work orders have been turned in a timely and efficient manner
- Utilize company software including mobile apps for updating work order status and attending team daily meetings to synch work order status
- Assists with purchasing maintenance supplies for the property when needed for completing work orders.
- Accurately prepares and submits property invoices in accordance with established guidelines.
- Communicates with supervisor regarding the overall maintenance function of the property.
- Roofing experience and/or appliances maintenance are a plus
Requirements and Qualifications: A high school education or equivalent is required (college hours preferred).
- Two (2) years electrical, painting, drywall and plumbing experience; Relevant certifications are a plus
- Must be able to lift 80-100 lbs on a regular basis.
- Must be available for night/weekend emergency response if needed
- Reliable method of transportation/tools required.
- Familiar with navigating the city of Philadelphia, PA

Pay: $20.00 - $24.00 per hour
Expected hours: No less than 40 per week
